INTRODUCTION
Mrs. Mary Slikker is creating a second parcel from property she owns at 14222 East Louise
Avenue in Ripon, CA. According to the San Joaquin County Development Title, a Surface and
Subsurface Contamination Report(SSCR) must be conducted prior to the time of Tentative Map
submittal. The purpose of this report was to investigate the subject property for real or potential
environmental contamination and report the findings to the Client and the San Joaquin County
Environmental Health Department. This report complies with the San Joaquin County Ordinance,
specifically 9-905.12(a) for a "Surface and Subsurface Contamination Report."
In addition, this report addresses and evaluates non-point sources of hazardous materials, as well
as potential point sources. Non-point sources of hazardous materials include agricultural
chemical residues, high concentration of nitrate laden groundwater and other contaminants which
may have originated from a wide area. Point sources investigated include fuel storage tanks,
septic systems and/or chemical storage areas.
No chemical analysis was conducted for this investigation, nor was there an inspection of the
existing structures for asbestos containing materials (ACMs). An analysis of the domestic well
serving the house on proposed Parcel 1 was not tested for nitrates and the agrichemical
dibromochlorpropane (DBCP), but must be tested if a Soil Suitability Study is required.
SITE DESCRIPTION
As illustrated on the attached Tentative Map, Parcel 1 and Parcel l consists of a flat, nearly
rectangular shaped 40.29 acres. Parcel 2 is currently planted in almond trees. Parcel I is
relatively equal in elevation with Parcel 2 and will be 2.00 ac. It contains a single family residence
that was built in the 1950s and a metal barn. Mrs. Slikker's daughter lives next door to the east.
The subject site address and A.P.N. are referenced above. The site is bordered to the north,
south, east and west by agricultural production land, including dairies and very low density single
family housing. The property is currently zoned AG-40. There is a South San Joaquin Irrigation
District(SSJID) canal/easement at the south end of the property.
The property has been farmed in almonds since 1945 (with replants). The region has been dry
land and irrigated farmed, particularly in vineyards, orchards and row crops for the last several
decades. Surrounding irrigation is provided from irrigation wells and the SSJID. An on-site
domestic well and septic system serves the house. Storm drainage flows to the almond orchard
and the property is not subject to the 100-year flood.
1
Vaffe y Ag Research
