f LIGHTING: Lighting shall be provided and comply with the following <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015 5[g)) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan. <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20) feet wide. (Development Title Section 9-1015.5) <br /> (2) The first 100 feet of the proposed driveway shall be paved. (Development Title Section 9-1- <br /> 015.5[e]) <br /> (3) Prepare and record a declaration of intent to impose a perpetual nonexclusive easement for <br /> ingress, egress, and access of pedestrians and vehicular traffic or adjust the lot line between the <br /> subject parcel and the adjacent parcel to the north to provide access. <br /> K SIGNS: Sigr� details shall be consistent with Chapter 9-1710 of the Development Title with the <br /> following modifications and be included on the Site Plan. All port€ons of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). <br /> (Development Title Section 9-1710.2[g]) The applicant shall submit a building permit for the existing <br /> sign. <br /> i. BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U occupancy to a B occupancy (UBC <br /> Section 3405). The structure must be brought into compliance with current code provisions <br /> including structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) Provide parking for the physically disabled The space(s) shall be located as close as possible <br /> to the primary entrance (C C R., Title 24). <br /> (3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.0 R , Title 24). <br /> (4) The slope of a parking space shall not exceed % inch per foot(C.C.R., Title 24). <br /> (5) Provide one van parking space. <br /> (6) Provide engineered plans required for new structure, occupancy change, accessible restrooms, <br /> and parking. <br /> (7) A soils report is required. <br /> San Joaquin County PA-10000311Costa <br /> Community Development Page 7 <br />
