Driveway <br /> encroachment permits are for flatwork only. All vertical features, including but not limited to <br /> fences, walls;private light standards, rocks, landscaping, and cobbles are not allowed in the right- <br /> of-way. (Development Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach at Louise Avenue shall be improved in accordance with the requirements <br /> of San Joaquin County Standards R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section;§-1145.5) <br /> c. The site shall be designed to contain the storm water runoff on the site and to prevent off-site <br /> sediment transport. Provide drainage facilities to meet the requirements of San.Joaquin County <br /> Development:Standards to prevent the increased runoff rate of storm water from discharging onto <br /> otherro erties. Retention basins shall be fenced with a six-foot-high chain-link fence or equal <br /> p p <br /> when the maximum design depth is 18 inches or more. The required retention basin capacity <br /> shall be calculated by a registered civil engineer, licensed contractor, or licensed architect prior to <br /> the release Of building permits. As an alternative option, storm drainage water will be allowed to <br /> go into a ditch provided that a will serve letter from the irrigation district is provided. <br /> (Development Title Section 9-1135) <br /> d. The Traffic Impact Mitigation'Fee shall be required for this development. The fee is due and <br /> payable at the time of Phase 1 building permit application. The fee will be based on the current <br /> schedule at tte time of payment. The fee shall be automatically adjusted July 1.of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. <br /> (Resolution 8700-433) <br /> e. The Regional.Transportation Impact Fee shall be required for this development.,,..The fee is due <br /> and payable:;at the time of Phase 1 building permit application.
