(2) A minimum of 6 parking spaces shall be provided, including one van accessible space, for <br /> Phase I. A minimum of 5 parking spaces shall be provided for Phase ll. At full buildout, 11 <br /> parking spaces shall be provided Accessible spaces shall be located as close as possible to <br /> the primary entrance (C.C.R , Title 24). (Development Title Section 9-1015.9) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be installed. <br /> (Development Title Section 9-1015.51g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property Tines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][41) <br /> g. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan- <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way aisles and <br /> sixteen (16) feet for one-way aisles, except that in no case shall driveways designated as fire <br /> department access be less than twenty(20) feet wide. (Development Title Section 9-1015.5) <br /> (2) The first 100 feet of the proposed driveway shall be paved. (Development Title Section 9-1- <br /> 015.5[e]) <br /> (3) Prepare and record a declaration of intent to impose a perpetual nonexclusive easement for <br /> ingress, egress, and access of pedestrians and vehicular traffic or adjust the lot line between the <br /> subject parcel and the adjacent parcel to the north to provide access. <br /> h. SIGNS: Sign details shall be consistent with Chapter 9-1710 of the Development Title with the <br /> following modifications and be included on the Site Plan. All portions of any sign shall be set back a <br /> minimum of five (5) feet from any future right-of-way line, including any corner cut-off (snipe). <br /> (Development Title Section 9-1710.21g]) The applicant shall submit a building permit for the existing <br /> sign <br /> i BUILDING CODE REQUIREMENTS: The following California Building Code and San Joaquin <br /> County Ordinance requirements will be applicable and shall be incorporated in the construction plans <br /> before submittal to the Building Inspection Division: <br /> (1) The proposed use will change the occupancy from a U occupancy to a B occupancy (UBC <br /> Section 3405). The structure must be brought into compliance with current code provisions <br /> including,structural, plumbing, mechanical, electrical, energy and disabled access requirements. <br /> A licensed architect or registered engineer shall prepare all documents. <br /> (2) Provide parking for the physically disabled. The space(s) shall be located as close as possibie <br /> to the primary entrance. (C.C.R., Title 24) <br /> (3) Provide identification signs for the parking space(s) including the "tow away" sign at each <br /> entrance or visible from each space (C.C.R., Title 24). <br /> (4) The slope of a parking space shall not exceed '/a inch per fact (C.C.R., Title 24). <br /> (5) Provide one van parking space <br /> Conditions of Approval - 2 - PA-1000031 <br />
