SA-89-36 (Humphries)
May 19, 1989
Land uses which would attract birds, present visual distractions
to pilots, Or interfere with aircraft communications or
navigation are also strictly prohibited.
Industrial and commercial operations are permitted if they do
not involve concentrations of people, and are not noise
sensitive.
Some uses are permitted, if soundproofing is used where needed
to reduce noise to acceptable levels. Reflective roofs, visual
distractions to pilots, and interference with aircraft
communications and navigation are also primary prohibitions
within this area.
Recommendation
Staff finds that this proposed Site Approval is in conformance with
the Airport Land Use Plan.
The applicant must insure that no structure on the property intrudes
into the FAR Part 77 Approach slope. This must be calculated using
the description of the 50 to one slope.
We recommend that the applicant address the noise issue for the
protection of emplyees and customers on site, and that the developer
consider granting an Avigation Easement to the Federal Government
for Airfield operations out of Sharpe Army Depot.
Future users of the property should be apprised of the potential for
periodic high levels of noise from aircraft overflying the area on
approach or departure from Sharpe Army Airfield on an Airport Noise
Disclosure document available from the California Board of Realtors.
Staff requests that the developers consult with Mr. Gene Kirkpatric,
Master Planner, at Sharpe Army Depot. His phone number is 982-2610.
Should you have any questions about this issue, please contact
Robert Van Rooyen of my staff.
Sincerely y s,
PETER D.
Executive Director
PDV :RVR
