CONDITIONS OF APPROVAL <br /> (Revised 11-15-89) <br /> SA-89-36 <br /> Unless otherwise specified, actions to implement all Conditions <br /> of Approval shall begin immediately following final action by the <br /> Lathrop City Council . Unless otherwise specified, all Conditions <br /> must be complied with by April 18 , 1990 . These actions shall <br /> continue until all Conditions of Approval are fully met . If all <br /> Conditions listed below are not complied with in strict confor- <br /> mance to the dates specified, this permit becomes null and void. <br /> Failure of the owner to submit plans and apply for permits in <br /> time to allow the City reasonable time to review plans and issue <br /> permits shall not relieve the owner of the requirement to comply <br /> with these Conditions . <br /> 1 . Department of Public Works : <br /> a. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services , and <br /> grading shall be submitted to the Department of Public <br /> Works for approval . Drainage shall remain on-site, and <br /> calculations shall be submitted for approval . <br /> b. A 12-foot-wide roadway dedication is required on Louise <br /> Avenue along the frontage of Assessor Parcel No. 195-280-13 . <br /> c. The frontage improvements for Louise Avenue shall be <br /> constructed in conformance with the standards for one-half <br /> of an 84-foot-wide right-of-way industrial street . The <br /> construction of the frontage improvements will be deferred, <br /> and the owner shall execute a Deferred Frontage <br /> Improvement Agreement prior to approval of the Improvement <br /> Plan. A $250 . 00 fee is required for processing, per <br /> Ordinance No. 3337 , in addition to a copy of the Grant <br /> Deed and an engineer ' s estimate with a drawing of the <br /> required frontage improvements on a form to be supplied by <br /> the Department of Public Works . <br /> d. The Lathrop Traffic Impact Mitigation Fee will be required <br /> for the roof between the existing storage buildings and <br /> any new construction for this development. The fee shall <br /> be $0. 38 per square foot of each building or $3300 per <br /> acre, whichever yields the larger fee. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record. <br /> e. An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> Revised Conditions - 1 - ( 11-15-89) <br />
