b. The owner shall obtain the required permits for the <br /> installation of the building sprinkler system prior to the <br /> commencement of construction. <br /> c . All building sprinkler systems shall be installed and <br /> operational by the time water becomes available to the <br /> site . <br /> d. The Improvement Plan shall show all existing structures <br /> with solid lines and be labeled as existing. Proposed or <br /> future structures and developments shall be shown with <br /> dashed lines and be labeled as proposed or future . <br /> e . All maneuvering, parking, and driving areas shall be sur- <br /> faced with a minimum 2% inches of asphaltic concrete <br /> paving over 6 inches of rock base. Parking and <br /> maneuvering areas shall be properly striped to effect <br /> orderly use and circulation and be shown on the <br /> Improvement Plan. All paving and striping shall be in <br /> place by April 18 , 1990 . Other surfaces used on the par- <br /> cel shall also be shown on the Improvement Plan. <br /> f . Parking shall be provided at the rate of one space for <br /> each 1000 square feet of floor area plus two spaces for <br /> each three employees working on the employment shift in <br /> which the largest number of employees are hired. Parking <br /> calculations and floor areas shall be shown on the <br /> Improvement Plan. Also, number the parking spaces, show <br /> typical space details, and include auto circulation <br /> details . <br /> g. Off-street truck loading spaces shall be provided and <br /> shown on the Improvement Plan, in accordance with Section <br /> 9-3705 of the Planning Title. <br /> h. Parking, driveways, and maneuvering areas shall be barri- <br /> caded, as necessary, to prevent vehicle intrusions onto <br /> landscaped areas, septic tanks, leach fields, and well <br /> sites. <br /> i . Temporary offices in mobile homes shall require submittal <br /> and approval of Temporary Mobile Home Permits . <br /> j . Future development of structures on the west side of the <br /> parcel shall respect a 20-foot setback for as long as <br /> residential uses exist on the adjacent parcel . <br /> k. One wall or monument sign shall be permitted as part of <br /> this approval . The size and location of the sign shall be <br /> included on the Improvement Plan and be in accordance with <br /> Section 9-3600 of the Planning Title. <br /> 1 . A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side. <br /> Revised Conditions - 3 - ( 11-15-89) <br />
