Development Committee <br /> June 14 , 1989 <br /> SA-89-36 <br /> PAGE 2 <br /> 7 . There shall be no outdoor storage . <br /> 8 . That portion of the development devoted to use as building <br /> material sale yards shall either be conducted within a <br /> building eight ( 8) feet high. <br /> 9 . Future .development of structures on the west side of the <br /> parcel shall respect a twenty ( 20 ) foot setback for as long <br /> as residential uses exist on the adjacent parcel . <br /> 10 . All parking and security lighting shall be hooded and <br /> directed to prevent glare onto Louise Avenue and adjacent <br /> properties . Lighting standards , if proposed , shall be <br /> limited to 20 feet in height and shown on the Improvement <br /> Plan. <br /> 11 . One wall or monument sign shall be permitted as a part of <br /> this approval . The size and location of the sign shall be <br /> included on the Improvement Plan and be in accordance with <br /> Section 9-3600 of the Planning Title . <br /> 12 . A trash enclosure location shall be designated on the <br /> Improvement Plan. The enclosure shall be designed to <br /> accommodate all trash receptacles and constructed on three <br /> sides with a solid wall and gated on the fourth side . <br /> 13 . The parking lot on the west side of the parcel shall be <br /> screened from adjacent residential uses by a solid fence and <br /> a five (5 ) foot landscaped strip . <br /> 14 . At a minimum, a five ( 5) foot wide strip on the property line <br /> adjacent to the west parking lot and a ten ( 10 ) foot wide <br /> landscaped strip along Louise Avenue shall be installed and <br /> maintained. <br /> 15 . Details of a landscaping and irrigation plan shall be shown <br /> on the Improvement Plan. As an alternative , three copies of <br /> a separate landscaping and irrigation plan shall be submitted <br /> to the Director . In either case , landscape details shall <br /> include a key showing size , type , number , and spacing of all <br /> proposed plantings . Details of an automatic and timed <br /> sprinkler system shall be shown. All approved landscaping <br /> and sprinklers shall be in place prior to issuance of an <br /> occupancy permit . <br />
