CONDITIONS OF APPROVAL <br /> SA-90-54 <br /> Patio Industries <br /> Unless otherwise specified, the owner shall begin implementation <br /> of all Conditions of Approval immediately following final action <br /> by the Lathrop City Council and continue until the conditions have <br /> been met. If all Conditions listed below are not complied with in <br /> strict conformance to the dates specified, this permit becomes null <br /> and void, and the permit shall be subject to revocation. <br /> Failure of the owner to submit plans and apply for permits in time <br /> to allow the City reasonable time to review plans and issue permits <br /> shall not relieve the owner of the requirement to fulfill <br /> conditions by the deadlines given. It is not the responsibility <br /> of the City of Lathrop to inform the owner or applicant of <br /> impending deadlines. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The property shall connect to the Lathrop County Water <br /> District for water supply no later than 30 days after <br /> public water is available to the site. <br /> Ordinance Reouirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> b. An Improvement Plan, prepared by a registered Civil <br /> Engineer, showing drainage, driveway access details, on- <br /> site parking, existing and proposed utility services, and <br /> grading shall be submitted to the Department of Public <br /> Works for approval. Drainage shall remain on the site, <br /> and calculations shall be submitted for approval. The <br /> planter shall be removed from the Louise Avenue right- <br /> of-way, and both driveways shall be provided with tapers <br /> and paved with two inches of asphalt concrete within the <br /> Louise Avenue right-of-way. The Improvement Plans shall <br /> be submitted no later than June 27, 1990 (five business <br /> days from the date of approval) . <br /> C. A 12-foot-wide roadway dedication is required on Louise <br /> Avenue along the frontage of Assessor Parcel Number 195- <br /> 280-13 . The owner shall sign and return the grant deed <br /> to the County Surveyor's Office within 10 days of receipt <br /> of the grant deed. <br /> Conditions of Approval - 1 - (SA-90-54) <br />
