CONDITIONS OF APPROVAL SA-90-54 Patio Industries Unless otherwise specified, the owner shall begin implementation of all Conditions of Approval immediately following final action by the Lathrop City Council and continue until the conditions have been met. If all Conditions listed below are not complied with in strict conformance to the dates specified, this permit becomes null and void, and the permit shall be subject to revocation. Failure of the owner to submit plans and apply for permits in time to allow the City reasonable time to review plans and issue permits shall not relieve the owner of the requirement to fulfill conditions by the deadlines given. It is not the responsibility of the City of Lathrop to inform the owner or applicant of impending deadlines. 1. DEPARTMENT OF PUBLIC WORKS: Conditions of Approval: a. The property shall connect to the Lathrop County Water District for water supply no later than 30 days after public water is available to the site. Ordinance Reouirements: The Ordinance Requirements listed below have been identified as pertinent to this project. Other ordinance Requirements may also apply. Ordinance Requirements are not appealable. b. An Improvement Plan, prepared by a registered Civil Engineer, showing drainage, driveway access details, on- site parking, existing and proposed utility services, and grading shall be submitted to the Department of Public Works for approval. Drainage shall remain on the site, and calculations shall be submitted for approval. The planter shall be removed from the Louise Avenue right- of-way, and both driveways shall be provided with tapers and paved with two inches of asphalt concrete within the Louise Avenue right-of-way. The Improvement Plans shall be submitted no later than June 27, 1990 (five business days from the date of approval) . C. A 12-foot-wide roadway dedication is required on Louise Avenue along the frontage of Assessor Parcel Number 195- 280-13 . The owner shall sign and return the grant deed to the County Surveyor's Office within 10 days of receipt of the grant deed. Conditions of Approval - 1 - (SA-90-54)
