d. The Improvement Plan shall show all existing structures with solid lines and be labeled as existing. Proposed or future structures and developments shall be shown with dashed lines and be labeled as proposed or future. e. All maneuvering, parking, and driving areas shall be surfaced with a minimum 2-1/2 inches of asphaltic concrete paving over six inches or rock base. Parking and maneuvering areas shall be properly striped to effect orderly use and circulation and be shown on the Improvement Plan. All paving and striping shall be in place by June 27 , 1990 (five business days from the date of approval) . Other surfaces used on the parcel shall also be shown on the Improvement Plan. f. Parking, driveways, and maneuvering areas shall be barricaded, as necessary, to prevent vehicle intrusions onto landscaped areas, septic tanks, leach fields, and well sites. g. One wall or monument sign shall be permitted as part of this approval. The size and location of the sign shall be included on the Improvement Plan and be in accordance with Section 9-3600 of the Planning Title. h. The owner shall install and maintain a solid fence and a minimum five-foot-wide landscaped strip on the property line adjacent to the west parking lot and a landscaped strip along Louise Avenue, as shown on the approved site plan. The solid fence shall be installed no later than August 3 , 1990 (45 calendar days from the date of approval) . i. Details of a landscaping and irrigation plan shall be shown on the Improvement Plan. As an alternative, three copies of a separate landscaping and irrigation plan shall be submitted to the Director. In either case, landscape details shall include a key showing size, type, number, and spacing of all proposed plantings. Details of an automatic and timed sprinkler system shall be shown. All approved landscaping and irrigation sprinklers shall be in place no later than 60 calendar days after public water is available to the site. Landscaping shall be installed and planted in the following manner: Trees: Spaced not to exceed 25 feet on center at a ratio of 25 percent for 15-gallon size, 50 percent for 5-gallon size, and 25 percent for 1-gallon size.
