d. The Improvement Plan shall show all existing structures <br /> with solid lines and be labeled as existing. Proposed <br /> or future structures and developments shall be shown with <br /> dashed lines and be labeled as proposed or future. <br /> e. All maneuvering, parking, and driving areas shall be <br /> surfaced with a minimum 2-1/2 inches of asphaltic <br /> concrete paving over six inches or rock base. Parking <br /> and maneuvering areas shall be properly striped to effect <br /> orderly use and circulation and be shown on the <br /> Improvement Plan. All paving and striping shall be in <br /> place by June 27 , 1990 (five business days from the date <br /> of approval) . Other surfaces used on the parcel shall <br /> also be shown on the Improvement Plan. <br /> f. Parking, driveways, and maneuvering areas shall be <br /> barricaded, as necessary, to prevent vehicle intrusions <br /> onto landscaped areas, septic tanks, leach fields, and <br /> well sites. <br /> g. One wall or monument sign shall be permitted as part of <br /> this approval. The size and location of the sign shall <br /> be included on the Improvement Plan and be in accordance <br /> with Section 9-3600 of the Planning Title. <br /> h. The owner shall install and maintain a solid fence and <br /> a minimum five-foot-wide landscaped strip on the property <br /> line adjacent to the west parking lot and a landscaped <br /> strip along Louise Avenue, as shown on the approved site <br /> plan. The solid fence shall be installed no later than <br /> August 3 , 1990 (45 calendar days from the date of <br /> approval) . <br /> i. Details of a landscaping and irrigation plan shall be <br /> shown on the Improvement Plan. As an alternative, three <br /> copies of a separate landscaping and irrigation plan <br /> shall be submitted to the Director. In either case, <br /> landscape details shall include a key showing size, type, <br /> number, and spacing of all proposed plantings. Details <br /> of an automatic and timed sprinkler system shall be <br /> shown. All approved landscaping and irrigation <br /> sprinklers shall be in place no later than 60 calendar <br /> days after public water is available to the site. <br /> Landscaping shall be installed and planted in the <br /> following manner: <br /> Trees: Spaced not to exceed 25 feet on center at a ratio <br /> of 25 percent for 15-gallon size, 50 percent for 5-gallon <br /> size, and 25 percent for 1-gallon size. <br /> Conditions of Approval - 5 - (SA-90-54) <br />
