5 . The proposed 4" sign shall conform to County monument sign <br /> standards . <br /> 6 . No outdoor storage shall be permitted . <br /> 7 . The floor level of all structures shall be raised one foot <br /> above the 100-year flood elevation , as indicated by the best <br /> available information. As an alternative , the structures <br /> can be flood-proofed or enclosed with berms . <br /> 8 . The sound level within the C-M , R-M, M-1 , and M-2 zones <br /> shall not exceed seventy-five (75 ) db Ldn at the property <br /> line of the property being developed (per Section 9-3000) . <br /> 9 . Construction and conformance of this Site Approval <br /> Application No . SA-87-36 cannot commence until Minor <br /> Subdivision Application No . MS-88-76 is approved . <br /> PUBLIC WORKS DEPARTMENT <br /> SA-87-36 <br /> 1 . The site plan does not have sufficient data to show the <br /> public access road to the development . The access road and <br /> circulation shall coordinate with the Lathrop Industrial <br /> Park development ( SU-87-25 ) . <br /> 2 . Public sanitary sewer and water services shall be provided . <br /> 3 . a . Terminal drainage is required . The system should <br /> incorporate with the Lathrop Industrial Park <br /> development ( SU-87-25 ) . <br /> b . if the drainage for the development is to utilize the <br /> Louise Avenue storm line as terminal out , the discharge <br /> of drainage shall be metered and at low flow <br /> condition . The property shall annex to County Service <br /> Area No . 4 , Zone A. <br /> 4 . The developer shall agree to participate in an Area of <br /> Benefit or other financial mechanism for the Reclamation <br /> District 17 levee improvement project . <br /> 5 . An Improvement Plan , prepared by a Registered Civil <br /> Engineer , showing drainage , driveway access details , on-site <br /> parking , and grading , shall be submitted to the Department <br /> of Public Works for approval . <br /> 6 . An encroachment permit is required for work at Harlan Road . <br />
