The area between the parking spaces, maintenance building and north- ern property boundary shall be landscaped with lawn or other similar groundcover at a minimum. b. A combination of landscaping and berming shall be utilized along the northern and southern boundary of the project area to provide signif- icant screening of the switchyard. c. Additional landscaping shall be provided along the perimeter of the site. Where the site is adjacent to a public street, the following landscaping requirements shall apply: (1 ) Trees shall be spaced no further than twenty-five (25) feet apart. Trees shall be a minimum one-inch (1" ) caliper and fifteen (15) gallon size at the time of planting and shall be double staked. The tree type shall be selected from the County's tree list. (2) shrubs shall be spaced not to exceed ten (10) feet on center at a ratio of 20% - 5 gallons, 80% - 1 gallon. (3) 100% coverage of groundcover. 4. A trash enclosure location shall be designated on the Improvement Plan. The enclosure shall be designed to accommodate all trash receptacles and constructed on three sides with a solid wall and gated on the fourth side. 5. The proposed four (4) foot sign shall conform to County monument sign standards. 6. No outdoor storage shall be permitted. 7. The floor level of all structures shall be raised one (1 ) foot above the 100-year flood elevation, as indicated by the best available information. As an alternative, the structures can be flood-proofed or enclosed with berms (per Section 9-10325). B. The sound level within the C-M, R-M, M-1 , and M-2 zones shall not exceed seventy-five (75) db Ldn at the property line of the property being devel- oped (per Section 9-3000). 9. The gate or gates shall be recessed a minimum of ten (10) feet from the property line (per Section 9-3233 [g] ); an electronically controlled gate shall be installed. KS:vj
