The area between the parking spaces, maintenance building and north- <br /> ern property boundary shall be landscaped with lawn or other similar <br /> groundcover at a minimum. <br /> b. A combination of landscaping and berming shall be utilized along the <br /> northern and southern boundary of the project area to provide signif- <br /> icant screening of the switchyard. <br /> c. Additional landscaping shall be provided along the perimeter of the <br /> site. Where the site is adjacent to a public street, the following <br /> landscaping requirements shall apply: <br /> (1 ) Trees shall be spaced no further than twenty-five (25) feet <br /> apart. Trees shall be a minimum one-inch (1" ) caliper and <br /> fifteen (15) gallon size at the time of planting and shall be <br /> double staked. The tree type shall be selected from the <br /> County's tree list. <br /> (2) shrubs shall be spaced not to exceed ten (10) feet on center <br /> at a ratio of 20% - 5 gallons, 80% - 1 gallon. <br /> (3) 100% coverage of groundcover. <br /> 4. A trash enclosure location shall be designated on the Improvement Plan. <br /> The enclosure shall be designed to accommodate all trash receptacles and <br /> constructed on three sides with a solid wall and gated on the fourth side. <br /> 5. The proposed four (4) foot sign shall conform to County monument sign <br /> standards. <br /> 6. No outdoor storage shall be permitted. <br /> 7. The floor level of all structures shall be raised one (1 ) foot above the <br /> 100-year flood elevation, as indicated by the best available information. <br /> As an alternative, the structures can be flood-proofed or enclosed with <br /> berms (per Section 9-10325). <br /> B. The sound level within the C-M, R-M, M-1 , and M-2 zones shall not exceed <br /> seventy-five (75) db Ldn at the property line of the property being devel- <br /> oped (per Section 9-3000). <br /> 9. The gate or gates shall be recessed a minimum of ten (10) feet from the <br /> property line (per Section 9-3233 [g] ); an electronically controlled gate <br /> shall be installed. <br /> KS:vj <br />
