PA-0900008 OF GURDEEP SHERGILL (C/O <br /> SUE STEVENSON)(APN: 250-100-04)(ADDRESS: 5101 W LOVELY ROAD, <br /> TRACY) <br /> This project is a Site Approval application to establish a truck parking yard for 6 trucks and 6 trailers <br /> to be completed in two phases. Phase I is to include a new parking yard and a 1,600 square foot <br /> shop for truck repairs. Truck repairs will be an accessory use to repair the approved 6 trucks and 6 <br /> trailers. Phase 11 is to include a 1,440 square foot office. (Building permits for Phase II to be issued <br /> within 3 years of the approval date). <br /> The parcel is zoned I-W (Warehouse Industrial) and has a General Plan designation of I/L (Limited <br /> Industrial). The project is located on the northeast corner of Eleventh Street and Lovely Road, east of <br /> Tracy. <br /> The parcel contains an existing single family residence; the applicant has stated that the <br /> residence will remain and will not be a part of the project. <br /> The Community Development Department has reviewed this application and has the following <br /> comments: <br /> On-Site Truck Repairs <br /> The project proposes a structure for the purpose of on-site truck repairs. The I-W zone has special <br /> use regulations. Development Title Section 9-505.9(d) states that the Truck Sales and Service- <br /> Repairs use classification shall only be permitted for the repair of truck trailers subject to a Site <br /> Approval. However, repair and routine maintenance of trucks may be permitted as an accessory <br /> use and must only be for the repairs of the approved number of trucks. On-site repairs of trucks, <br /> other than the six trucks within the approved use, is not permitted. <br />
