-2- Parkin The submitted site plan indicates three automobile parking spaces, including one handicapped accessible space. Development Title Table 9-1015.3(a) requires that 1 parking space must be provided for each 1,000 square feet of building area. The proposed total amount of square footage for the project is 3,040 square feet. Therefore, the required number of parking spaces, for the overall square footage of the project is three, of which one must be handicapped accessible. Additional parking will be required based on the number of employees who drive the trucks (Development Title Section 9-1015.9). The applicant has stated that the truck parking operation will have up to nine employees that includes three office employees and one employee per truck. Therefore, the required total number of parking spaces will be nine, of which one must be handicapped accessible. Because the project contains two phases, Phase 1 will require a minimum of 2 automobile spaces for the 1,600 square foot shop and an additional 6 automobile spaces for the number of truck drivers. Phase II will require one additional automobile parking space for the 1,440 square foot office. The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20)feet long by nine (9) feet wide (Development Title Section 9-1015.5). The required dimensions for truck parking stalls is twenty-five (25) feet long by fifteen (15) feet wide (Development Title Section 9- 1015.6(c)(1)).The dimensions for automobile stalls and for the truck parking stalls must be shown on the Improvement Plan. The surfacing of all permanent parking lots including parking spaces, driveways and maneuvering areas for trucks and automobiles must be surfaced and permanently maintained with asphalt concrete or Portland cement concrete to provide a durable dust free surface (Development Title Table 9-1015.5(e)). The Community Development Department has reviewed Site Approval application No. PA- 0900008 and the responses from other agencies. The Community Development Department intends to approve Site Approval No. PA-0900008 subject to the following conditions: Site Approval Application No. PA-0900008 was approved by the Community Development Department on . The effective date of approval is . This approval will expire on , which is 18 months from the effective date of approval, unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits have been issued and remain in force, and (3) all necessary permits from other agencies have been issued and remain in force. Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled prior to the establishment of the use and the issuance of any building permits.
