-2- <br /> Parkin <br /> The submitted site plan indicates three automobile parking spaces, including one handicapped <br /> accessible space. Development Title Table 9-1015.3(a) requires that 1 parking space must be <br /> provided for each 1,000 square feet of building area. The proposed total amount of square <br /> footage for the project is 3,040 square feet. Therefore, the required number of parking spaces, for <br /> the overall square footage of the project is three, of which one must be handicapped accessible. <br /> Additional parking will be required based on the number of employees who drive the trucks <br /> (Development Title Section 9-1015.9). The applicant has stated that the truck parking operation <br /> will have up to nine employees that includes three office employees and one employee per truck. <br /> Therefore, the required total number of parking spaces will be nine, of which one must be <br /> handicapped accessible. <br /> Because the project contains two phases, Phase 1 will require a minimum of 2 automobile spaces <br /> for the 1,600 square foot shop and an additional 6 automobile spaces for the number of truck <br /> drivers. Phase II will require one additional automobile parking space for the 1,440 square foot <br /> office. <br /> The guidelines for parking stall dimensions for automobiles are a minimum of twenty (20)feet long <br /> by nine (9) feet wide (Development Title Section 9-1015.5). The required dimensions for truck <br /> parking stalls is twenty-five (25) feet long by fifteen (15) feet wide (Development Title Section 9- <br /> 1015.6(c)(1)).The dimensions for automobile stalls and for the truck parking stalls must be shown <br /> on the Improvement Plan. <br /> The surfacing of all permanent parking lots including parking spaces, driveways and maneuvering <br /> areas for trucks and automobiles must be surfaced and permanently maintained with asphalt <br /> concrete or Portland cement concrete to provide a durable dust free surface (Development Title <br /> Table 9-1015.5(e)). <br /> The Community Development Department has reviewed Site Approval application No. PA- <br /> 0900008 and the responses from other agencies. The Community Development Department <br /> intends to approve Site Approval No. PA-0900008 subject to the following conditions: <br /> Site Approval Application No. PA-0900008 was approved by the Community Development <br /> Department on . The effective date of approval is . This approval will expire on , which is 18 <br /> months from the effective date of approval, unless (1) all Conditions of Approval have been <br /> complied with, (2) all necessary building permits have been issued and remain in force, and <br /> (3) all necessary permits from other agencies have been issued and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. Those <br /> Conditions followed by a Section Number have been identified as ordinance requirements <br /> pertinent to this application. Ordinance requirements cannot be modified, and other <br /> ordinance requirements may apply. <br />
