-3- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT (Staff Contact: Jason Jones, 209-468-3136) <br /> a) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the Site <br /> Plan review. (Development Title Section 9-884) <br /> b) APPROVED USE: This approval is for a truck parking yard for 6 trucks and 6 trailers to be <br /> completed in two phases over three years as shown on the plan dated January 16, 2009. <br /> Phase I to include a new parking yard and a 1,600 square foot shop for truck repairs. Truck <br /> repairs are approved as an accessory use to repair the approved 6 trucks and 6 trailers. <br /> Phase II to include a 1,440 square foot office. (Building permits for Phase II to be issued <br /> within 3 years of the approval date) <br /> c) CAPITAL FACILITY FEE: This project may be subject to the Capital Facility Fee. If the <br /> Capital Facility Fee is applicable, the County shall collect the fees before the issuance of any <br /> building permits. (Development Title Section 9-1245.2) <br /> d) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> e) PARKING: Off-street parking shall be provided and comply with the following: <br /> 1) Phase I shall include a minimum of 8 automobile parking spaces, including 1 van <br /> accessible space; Phase II shall include a minimum of 1 additional parking space. <br /> Accessible spaces shall be located as close as possible to the primary entrance (C.C.R., <br /> Title 24). (1 space is required for every 1,000 feet of building area and 1 space is <br /> required for every truck driver.) (Development Title Section 9-1015.9) <br /> 2) All parking spaces and all major circulation drive lanes shall be surfaced and permanently <br /> maintained with a minimum of two (2) inches of asphalt concrete over an appropriate <br /> base. Bumper guards shall be provided when necessary to protect adjacent structures or <br /> properties. All other areas that are used for vehicular traffic shall be surfaced and <br /> permanently maintained with a chip seal. Aggregate base may be used for trailer storage <br /> areas. <br /> f) ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the <br /> Site Plan: <br /> 1) Access driveways shall have a width of no less than twenty-five (25) feet for two-way <br /> aisles and sixteen (16) feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than twenty (20) feet wide.
