(COPY OF PREVIOUS APPROVAL) <br /> CONDITIONS OF APPROVAL <br /> UP-95-9 <br /> Bear Creek Community Church <br /> Use Permit Application No. UP-95-9 was approved by the San Joaquin County Planning Commission <br /> on August 31, 1995. The effective date of approval is September 10, 1995. This approval will expire <br /> on March 11, 1997, which is 18 months of the effective date of approval, unless (1) all Conditions <br /> of Approval have been complied with, (2) all necessary building permits have been secured and <br /> remain In force, and (3) all necessary permits from other agencies have been secured and remain <br /> In force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the Issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. <br /> pply1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Richard Larrouy, 468-3142) <br /> a. APPROVED USE. This approval shall be to establish a church facility with a Sunday <br /> school in five phases over five years, as described below: <br /> PHASE 1: construction of a 5,600-square-foot membrane structure for a 299-seat worship <br /> center and a 3,600-square-foot mufti-purpose building to house Sunday school <br /> classrooms, offices, and restrooms; <br /> PHASE 2: construction of a 14,500-square-foot mufti-purpose building to house a 500- <br /> seat worship center, offices, and Sunday school classrooms and the removal of the <br /> membrane structure; <br /> PHASE 3: construction of 10,000-square-foot,two-story,300-seat classroom building and <br /> the conversion of the 3,600-square-foot mufti-purpose building to a vehicle and equipment <br /> garage, storage area, and concession space; <br /> PHASE 4: construction of a 27,000-square-foot,two-story, 1,000-seat worship facility;and <br /> PHASE 5: construction of a 10,000-square-foot, two-story, 300-seat community services <br /> building to accommodate Sunday classrooms, administrative offices, a library, a media <br /> and music production room, a group meeting room, a counseling facility, a video <br /> production room, and the conversion of the 500-seat worship center (Phase 2) into a <br /> gymnasium and meeting room. <br /> b. BUILDING PERMIT. SubmitCommercial Building Permit Applications' for the approved <br /> structures. The Site Plan required as a part of the building permit may be phased and <br /> must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details (including gates), on-site parking, landscaping, <br /> signs, existing and proposed utility services, and grading (refer to the'SITE PLAN CHECK <br /> LIST'for details). A fee is required for the Site Plan review (Development Title Section 9- <br /> 884). The building permit for ether of the structures approved as part of Phase 1 shall <br /> 1 _ UP-95-9 <br /> Conditions of Approval <br />
