a) APPROVED USE: This approval shall be to establish a church facility with a Sunday school <br /> in five phases over fwe eight years. The-_applic2nt._shall-_haye._until March- 11,-2005-.(eight <br /> years from the original expiration date) to obtain all necessary permits to complete the <br /> proposed._project_as_shown_on.the_reyised_Site_Plan_dated._May_18 2001-_and, as described <br /> below: <br /> i) PHASE 1: construction of a 5,600-square-foot membrane structure for a 299-seat <br /> worship center and a 3,600-square-foot multi-purpose building to house Sunday school <br /> classrooms, offices, and restrooms, <br /> PHASE 2: construction of a 14,500-square-foot muti-purpose-fellowship hall building to <br /> ° � house a 500-seat worship center, offices, and Sunday school classrooms and the <br /> removal of the membrane structure; <br /> ii,, HASE 3: construction of 10,000-square-foot, two-story, 300 seat classroom building <br /> uyy` 4 ,.meq nd the conversion of the 3,600-square-foot multi-purpose building to a vehicle and <br /> r'Ak 5°'� ) equipment garage, storage area, and concession space; <br /> iv) PHASE 4: construction of a 27,000-square-foot two-story, 1,000-seat worship-facility; <br /> and <br /> v) PHASE 5: construction of a 10,000-square-foot, two-story, 300 seat community services <br /> building to accommodate Sunday classrooms, administrative offices, a library, a media <br /> and music production room, a group meeting room, a counseling facility, a video <br /> production room, and the conversion of the 500-seatworship center (Phase 2) into a <br /> gymnasium and a meeting room. <br /> b) BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT' for the <br /> approved structures. The Site Plan required as a part of the building permit may be phased <br /> and must be prepared by a registered civil engineer or licensed architect. This Plan must <br /> show drainage, driveway access details including gates, on-site parking, landscaping, signs, <br /> existing and proposed utility services, and grading (refer to the "SITE PLAN CHECK LIST" <br /> for details). A fee is required for the Site Plan review. (Development Title Section 9-884) <br /> The building permit for either of the structures approved as part of the Phase 1 shall be <br /> submitted to the Building Inspection Division within 18 months of the project's effective date. <br /> No building permit application for the approved project will be accepted after five-eight <br /> years from the project effective date. <br /> c) STORM DRAINAGE: Stormwater drainage shall be retained on-site. The drainage pattern <br /> and corresponding storm drain improvements shall be shown on the Site Plan. Drainage <br /> calculations prepared by a registered civil engineer or architect shall be included. <br /> (Development Title Section 9-1135) <br /> d) PARKING and SURFACING: Off-street parking shall be provided and comply with the <br /> following: <br /> i) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt concrete or <br /> Portland cement concrete to provide a durable, dust free surface. .
