(1) All parking spaces, driveways, and maneuvering areas shall be surfaced and permanently <br /> maintained with base material of appropriate depth and asphalt concrete or Portland cement <br /> concrete to provide a durable, dust-free surface. Bumper guards shall be provided where <br /> necessary to protect adjacent structures or properties. (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of 40 five 5 parking spaces shall be provided, including one accessible space <br /> (3.3 6paGe6 We FequiFed feF eveFy 1,QQQ feet of Wild R9 aFea f9F the Small AgFiGultuFal SteFe- <br /> (0.67 spaces are required for every employee for the landscaping business). (Development <br /> Title Section 9-1015.3) <br /> (3) Parking spaces shall be provided for each of the three trucks and the dump truck to be used as <br /> part of the operation. <br /> (4) Required parking areas must be located outside of the area to be dedicated for the expansion of <br /> Lower Sacramento Road. <br /> i ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25) feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> j- LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (2) All areas not used for buildings,parking, driveways,walkways, approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. <br /> (Development Title Section 9- <br /> 1020.7) <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the south, west, <br /> and north property lines. The masonry wall along Assessors Parcel Number 027-060-35 may be <br /> deferred until the property is developed with a residential use A notice regarding the deferred <br /> masonry wall will be recorded as a separate instrument. (Development Title Section <br /> 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards,street side yards, or <br /> in front of main buildings.(Development Title Section 1022.4[d][21) <br /> I. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than for pedestrian use only, shall be setback or recessed a minimum ten (10) <br /> feet from the property line unless there are at least sixteen (16) feet between the property line <br /> and the edge of the traveled roadway,in which case the setback requirementis waived. <br /> (2) All fencing shall comply with Development Code Section 9-1022. <br /> Revised Conditions of Approval -2 - SA-99-95 <br />
