(DISTRICT 4). <br /> APPLICANT: Dana Smith APN: 027-060-34 <br /> INFORMATION: <br /> The site not currently located within a Federal Flood Insurance Administration Designated Flood <br /> Hazard Area. <br /> Lower Sacramento Road has an existing right-of-way width of 80 feet and a planned <br /> right-of-way width as required by the City of Lodi. Taylor Road has an existing right-of-way <br /> width of 50 feet and a planned right-of-way width as required by the City of Lodi. <br /> RECOMMENDATIONS: <br /> 1. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. (The fee currently is $ 161.41 per <br /> daily trip-end generated in the Lodi area. The fee shall be automatically adjusted July 1 <br /> of each year by the Engineering Construction Cost Index as published by the <br /> Engineering News Record. A credit may be allowed if it can be verified that the existing <br /> development on this site was in operation on or after April 23, 1990. <br /> (Resolutions R-90-304, R-91-1025, R-93-167, R-94-179, R-95-650 and R-96-592) <br /> 2. A copy of the Final Site Plan shall be submitted prior to release of building permit. <br /> 3. Any dedications, improvements, or permits for Lower Sacramento Road or Taylor Road <br /> shall be as required by the City of Lodi. <br /> 4. Verification shall be obtained from the Solid Waste Division (468-3066) that this <br /> development has addressed the items on the attached Waste Plan Format for <br /> Development Projects.
