CONDITIONS OF APPROVAL <br /> SA-99-95 <br /> Smith <br /> Site Approval Application No. SA-99-95 was approved by the San Joaquin County Community <br /> Development Department on September 22, 2000. The effective date of approval is October 2, 2000. <br /> This approval will expire on April 3, 2001, which is six months from the effective date of approval, <br /> unless (1) all Conditions of Approval have been complied with, (2) all necessary building permits <br /> have been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: Tina Wehrmeister,468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST' for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for a landscape services facility and a Small Agricultural Store <br /> as shown on the Revised Site Plan submitted July 10, 2000. The Small Agricultural Store may <br /> occupy a maximum of 1,500 sq. ft. of floor space within the existing shop building shown on the site <br /> plan. <br /> c. FLOOR PLAN: A floor plan of the shop building to contain the Small Agricultural Store shall be <br /> submitted with the required Building Permit application. The floor plan shall show the 150 sq. ft of <br /> limited retail sales area permitted within the Small Agricultural Store. <br /> d. COMPLIANCE DATE: Because this developmentis currently operating without the required permits, <br /> the Site Plans shall be submitted within 60 days from the effective date of approval and the <br /> Conditions of Approval met within six months from the effective date of approval. <br /> e. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> f. MERGER: The two parcels contained in the project site shall be merged. <br /> g. STORM DRAINAGE: Storm water drainage shall be retained on the site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineeror architectshall be included. <br /> Conditions of Approval - 1 - SA-99-95 <br />
