h. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintained with base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper <br /> guards shall be provided where necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintainedwith a chip <br /> seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of 10 parking spaces shall be provided, including one accessible space(3.3 spaces <br /> are required for every 1,000 feet of building area for the Small Agricultural Store; 0.67 spaces <br /> are required for every employee for the landscaping business). (Development Title Section 9- <br /> 1015.3) <br /> (3) Parking spaces shall be provided for each of the three trucks and the dump truck to be used as <br /> part of the operation. <br /> (4) Required parking areas must be located outside of the area to be dedicated for the expansion of <br /> Lower Sacramento Road. <br /> i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) <br /> j. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (2) All areas not used for buildings,parking, driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting <br /> strip is required along the northern forty-five(45)feet of the east property line. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title Section 9- <br /> 1020.7) <br /> k. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the south, west, <br /> and north property lines. (Development Title Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven(7)feet in height.Outside storage is not permitted in front yards,street side yards,or <br /> in front of main buildings. (Development Title Section 1022.4[d][2]) <br /> I. FENCING: Fencing shall comply with the following: <br /> (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of <br /> ten (10) feet from the property line unless there are at least sixteen (16) feet between the <br /> property line and the edge of the traveled roadway, in which case the setback requirement is <br /> waived. <br /> Conditions of Approval -2 - SA-99-95 <br />
