h. PARKING: Off-street parking shall be provided and comply with the following: (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and truck)shall be surfaced and permanently maintained with base material of appropriate depth and asphalt concrete or Portland cement concrete to provide a durable, dust-free surface. Bumper guards shall be provided where necessary to protect adjacent structures or properties. All other areas that are used for vehicular traffic shall be surfaced and permanently maintainedwith a chip seal. Aggregate base maybe used for trailer storage areas. (2) A minimum of 10 parking spaces shall be provided, including one accessible space(3.3 spaces are required for every 1,000 feet of building area for the Small Agricultural Store; 0.67 spaces are required for every employee for the landscaping business). (Development Title Section 9- 1015.3) (3) Parking spaces shall be provided for each of the three trucks and the dump truck to be used as part of the operation. (4) Required parking areas must be located outside of the area to be dedicated for the expansion of Lower Sacramento Road. i. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site Plan: (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and sixteen(16)feet for one-way aisles. (Development Title Section 9-1015.5[h]) j. LANDSCAPING: Landscaping shall be provided and comply with the following: (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept mowed and dust free. (2) All areas not used for buildings,parking, driveways,walkways,approved outdoor storage areas, or other permanent facilities shall be landscaped. At a minimum, a ten (10) foot wide planting strip is required along the northern forty-five(45)feet of the east property line. The strip shall be continuous except where crossed by driveways and walkways. (Development Title Section 9- 1020.7) k. SCREENING: Screening shall be provided and comply with the following: (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the south, west, and north property lines. (Development Title Section 1022.4[d][1]) (2) All storage materials and related activities, including storage areas for trash, shall be screened so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six (6)to seven(7)feet in height.Outside storage is not permitted in front yards,street side yards,or in front of main buildings. (Development Title Section 1022.4[d][2]) I. FENCING: Fencing shall comply with the following: (1) Any gate, other than gates for pedestrian use only, shall be set back or recessed a minimum of ten (10) feet from the property line unless there are at least sixteen (16) feet between the property line and the edge of the traveled roadway, in which case the setback requirement is waived.
