SA-99-95 <br /> OF DANA SMITH <br /> -------------------------------------------------- <br /> The applicant has submitted the above referenced pre-application to establish a landscape <br /> services facility. The facility will occupy an existing 2,400-square-foot building to be used as a <br /> shop. The project will include the outside storage of plants, trees, and equipment associated <br /> with the operation. The General Plan designation is R/L and the zoning is AU-20. The project <br /> site is located on the west side of Lower Sacramento Road, ninety feet north of Taylor Road in <br /> Lodi <br /> After reviewing the application and materials from other agencies, the Community Development <br /> Department offers the following comment: <br /> • This project is located within the middle portion of the pending Lower Sacramento Road <br /> Special Purpose Plan. The Plan is a cooperative effort between San Joaquin County and <br /> the City of Lodi. This middle portion of the Plan is to be administered by the City of Lodi. <br /> Any dedications, improvements, or permits for Lower Sacramento Road or Taylor Road <br /> shall be as required by the City of Lodi. <br /> The following tentative Conditions of Approval may be attached to subsequent application <br /> approval, in the event a full application is submitted: <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact: KaiLuoma,468-9567) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-IMPROVEMENTPLAN ". The Site Plan required <br /> as a part of the improvement plan must be prepared by a registered civil engineer or licensed <br /> architect. This Plan must show drainage, driveway access details including gates, on-site parking, <br /> landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE PLAN <br /> CHECK LIST'for details). A fee is required for the Site Plan review. (Development Title Section 9- <br /> 884) <br /> b. APPROVED USE: This approval is for a landscape services facility as shown on the Plan submitted <br /> January 10,2000. <br />
