c. COMPLIANCE DATE: Because this development is currently operating without the required permits, <br /> the Site Plans shall be submitted within 60 days from the date of this approval letter and the <br /> Conditions of Approval met within six months from the date of this approval letter. <br /> d. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License maybe applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> e. MERGER: The two parcels contained in the project site shall be merged. <br /> f. STORM DRAINAGE: Storm water drainage shall be retained on-site. The drainage pattern and <br /> corresponding storm drain improvements shall be shown on the Site Plan. Drainage calculations <br /> prepared by a registered civil engineer or architect shall be included. <br /> g. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All automobile and truck parking spaces and all major circulation drive lanes (automobile and <br /> truck)shall be surfaced and permanently maintainedwith base material of appropriate depth and <br /> asphalt concrete or Portland cement concrete to provide a durable, dust free surface. Bumper <br /> guards shall be provided when necessary to protect adjacent structures or properties. All other <br /> areas that are used for vehicular traffic shall be surfaced and permanently maintained with a chip <br /> seal. Aggregate base maybe used for trailer storage areas. <br /> (2) A minimum of five (5) automobile parking spaces shall be provided, including one (1) van <br /> accessible space (parking standards for landscape services are .67 spaces/employee plus an <br /> additional two(2)spaces).(DevelopmentTitle Section 9-1015.3) <br /> (3) Parking spaces shall be provided for each of the three trucks and the dump truck to be used as <br /> part of the operation. <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five(25)feet for two-way aisles and <br /> sixteen(16)feet for one-way aisles. (DevelopmentTitle Section 9-1015.5[h]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Areas of the property which are not part of the project shall be barricaded from traffic and kept <br /> mowed and dust free. <br /> (2) All areas not used for buildings,parking,driveways,walkways,approved outdoor storage areas, <br /> or other permanent facilities shall be landscaped. At a minimum, a ten-(10) foot wide planting <br /> strip is required along the northern forty-five(45)feet of the east property line. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title Section 9- <br /> 1020.7) <br /> j. SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to seven (7) feet in height shall be erected along the south, west, <br /> and north property lines. (DevelopmentTitle Section 1022.4[d][1]) <br /> (2) All storage materials and related activities, including storage areas for trash, shall be screened <br /> so as not to be visible from adjacent properties and public rights-of-way. Screening shall be six <br /> (6)to seven (7) feet in height. Outside storage is not permitted in front yards, street side yards, <br /> or in front of main buildings.(DevelopmentTitle Section 1022.4[d][2]) <br />
