PA-0700296 OF <br /> JOE NEWFIELD III (C/O DILLON & MURPHY) (APN: 015-240-02) <br /> (ADDRESS: 19010 LOWER SACRAMENTO ROAD, WOODBRIDGE) <br /> The applicant has submitted the above referenced General Plan Map Amendment <br /> application to amend the General Plan designation of one parcel totaling 0.52 acres from <br /> R/M (Medium Density Residential) to C/C (Community Commercial) and a Zone <br /> Reclassification application to reclassify the zoning from R-M (Medium Density Residential) <br /> and AG40 (General Agriculture, 40-acre minimum) to C-C (Community Commercial). The <br /> project site is relatively flat land with an existing detached accessory building. <br /> The project site is located on the east side of Lower Sacramento Road, 50 feet north of <br /> Mokelumne Street, northwest of Lodi. <br /> The Community Development Department has reviewed this application and has the <br /> following comments: <br /> Surrounding Land Uses <br /> The proposed project is located in an area that contains commercial, residential, and <br /> agricultural uses. The property located to the north is an existing golf course that is <br /> zoned Public Facilities. The properties to the east are zoned General Agriculture. The <br /> properties located to the west and south are zoned commercial, with the southern <br /> parcels also having a residential zoning. The parcel abuts Lower Sacramento Road <br /> immediately to the west and abuts the Mokelumne River to the east. <br /> Use Types <br /> The project site currently has a detached garage. The applicant has indicated he is not <br /> sure what the proposed use will be at this time but would like to bring the subject parcel <br /> into conformity with the surrounding Community Commercial area.
