Recommendations <br /> Action <br /> It is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve the Revisions of Approved Actions for Use Permit No. UP-97-9. <br /> Findings <br /> The Revisions of Approved Actions does not change any of the previously approved findings. <br /> Conditions of Approval <br /> The proposed wording by Public Works for amending Condition of Approval No. 2.e. reads as follows: <br /> 2.e. A left-tum lane into the site and an acceleration lane for traffic exiting south from the site shall be <br /> constructed in conformance with San Joaquin County standards. The construction of the <br /> improvements will be deferred upon execution by the owner of a Deferred Frontage and <br /> Roadway Improvement Agreement or a Secured Deferred Frontage and Roadway Improvement <br /> Agreement with a deposit equivalent to the estimated constriction costs prior to approval of the <br /> Improvement Plan. A $260.00 fee currently is required for processing, per Development Title <br /> Table 9-240.2, in addition to a copy of the Grant Deed and an estimate for the required <br /> improvements. The estimate and Improvement Plan shall be prepared by a Registered Civil <br /> Engineer and submitted to the Department of Public Works for approval. (Development Title <br /> Section 9-1150.2) <br /> The previously approved Conditions of Approval are attached for your information. <br /> Previously Approved Findings for Use Permit No. UP-97-9 <br /> 1. The proposed use is consistent with the goals, policies, standards, and maps of the General Plan, any <br /> applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other applicable plan <br /> adopted by the County. <br /> • This finding can be made because the proposed church is consistent with the policies <br /> of the A/G General Plan designation and is permitted in the AG-20 zone subject to an <br /> approved Use Permit This proposal is consistent with the Lower Sacramento Road <br /> Specific Road Plan, which requires no change in the existing road right-of-way from <br /> the Mokelumne River to Woodbridge Road. <br /> 2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other <br /> necessary facilities have been provided, and the proposed improvements are property related to <br /> existing and proposed roadways. <br /> • This finding can be made because the site has frontage on a County road, and <br /> water supply, sanitation, and drainage will meet County standards. <br /> San Joaquin County UP-97-9\Woodbridge <br /> Community Development Page 6 <br />
