(4) All valves controlling the water supply for automatic fire sprinkler systems and <br /> water-flow switches shall be monitored in accordance with Section 904.3.1 of the <br /> California Fire Code. <br /> (5) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the standards adopted by the San Joaquin County Fire <br /> Chiefs Association. <br /> (6) Fire department access to buildings shall be in accordance with Section 902.4. <br /> A knox box (key box) shall be installed according to fire department instructions. <br /> (7) Fire extinguishers shall be installed in accordance with the California Fire Code, <br /> Volume 2, Standard 10-1. <br /> (8) Fire permits may be required prior to occupancy to conduct operations <br /> hazardous to life or property. (C.F.C., 10.2.1) <br /> M. GRADING PLAN: A grading plan shall be submitted by the applicant, and it shall be <br /> approved and a grading permit issued by the Building Inspection Division prior to any <br /> excavation or filling of earth material. <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3123) <br /> a. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.4) <br /> b. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Development Standard R-17 and a right-tum into the driveway shall be <br /> constructed prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable at the time of building permit application. The fee currently is $1,032 per <br /> 1,000 gross square feet of building designated as Service Commercial in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304, R-91-1025, R-93-167, R-94-179, R-95-650, and R-96-592) <br /> d. A copy of the improvement plan shall be submitted prior to release of the building <br /> permit. <br /> e. A left-tum lane into the site and an acceleration lane for traffic exiting south from the site <br /> shall be constructed in conformance with San Joaquin County standards. The <br /> construction of the improvements will be deferred upon execution by the owner of a <br /> Secured Deferred Frontage and Roadway Improvement Agreement with a deposit <br /> equivalent to the estimated construction costs prior to approval of the Improvement <br /> Plan. A $260.00 fee currently is required for processing, per Development Title Table 9- <br /> 240.2, in addition to a copy of the Grant Deed and an estimate for the required <br /> improvements.
