the Improvement Plan. Provisions for satisfying the requirements of the "Trees" <br /> chapter shall be included with the Improvement Plan. (Development title <br /> Section 9-1505) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) The south end of the parking lot shall be screened from the adjacent mobile <br /> home park with a solid masonry wall six to seven feet in height, and a five-foot- <br /> wide planting strip shall be installed adjacent to the wall and the parking area. <br /> (Development Title Section 9-1020.6[e]) <br /> (2) Trash bins shall be kept in an enclosure with solid walls on three sides and gated <br /> on the fourth side. (Development Title Section 9-1020.9[d] or Section 9- <br /> 1022.4[e][3]) <br /> i. SIGNS: One monument sign is permitted but shall not exceed 60 square feet in area or <br /> 6 feet in height (Development Title Section 9-1710.4(h)(1)). The sign shall be set back a <br /> minimum of 5 feet from the ultimate right-of-way for Lower Sacramento Road. <br /> (Development Title Section 9-1710.2(g)). <br /> j. SETBACKS: The office building shall be set back a minimum of 30 feet from the Lower <br /> Sacramento Road right-of-way. (Development Title Section 9-610.4) <br /> k. BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction <br /> plans before submittal to the Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (2) Provide restrooms conforming with all disabled access requirements. (CCR, <br /> Title 24) <br /> I. FIRE MARSHALL: The following Uniform Fire Code and San Joaquin County <br /> Ordinance Code requirements will be applicable and shall be incorporated int he <br /> construction plans before submittal to the Community Development Department for a <br /> building permit: <br /> (1) Fire flow will be provided for propose buildings by the use of: <br /> A. Appendix III-A of the Uniform Fire Code (public water mains). <br /> B. NFPA 1231 of the National Fire Code (static water supply). <br /> (2) Fire hydrants shall be supplied in accordance with Appendix III-B of the Uniform <br /> Fire Code. <br /> (3) Fire systems shall be installed according to Article 10 of the California Fire <br /> Code, the appropriate standards and guides adopted in Chapter 35 of the <br /> California Building Code, and the California Electrical Code. <br /> Conditions of Approval - 3 - UP-97-9 <br />
