REVISED CONDITIONS OF APPROVAL <br /> UP-94-9 <br /> Woodbridge Community Church <br /> Revisions of Approved Actions for Use Permit Application No. UP-94-9 was approved by the San <br /> Joaquin County Planning Commission on February 15, 1996. The effective date of approval is <br /> February 25, 1996. Unless otherwise specified, all Conditions of Approval and Ordinance <br /> requirements shall be fulfilled prior to the establishment of the use and the issuance of any building <br /> permits. Those Conditions followed by a Section Number have been Identified as Ordinance <br /> requirements pertinent to "his application. Ordinance requirements cannot be modified, and other <br /> Ordinance requirements may apply. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a 300-seat church, including a 6,000-square-foot multi-purpose <br /> building, and a 1600-square-foot office building, as depicted on the Plan submitted <br /> January 22, 1996. The project is to be constructed in three phases, as shown on the <br /> Plan, subject to these Revised Conditions of Approval. For Phase 1, (1) all Conditions of <br /> Approval shall be complied with, (2) all necessary building permits shall be issued and <br /> remain in force, and (3) all necessary permits from other agencies shall be issued and <br /> remain in force prior to January 30, 1997. For Phase 2, (1) all Conditions of Approval <br /> shall be complied with, (2) all necessary building permits shall be issued and remain in <br /> force, and (3) all necessary permits from other agencies shall be issued and remain in <br /> force prior to January 30, 1998. For Phase 3, (1) all Conditions of Approval shall be <br /> complied with, (2) all necessary building permits shall be issued and remain in force, and <br /> (3) all necessary permits from other agencies shall be issued and remain in force prior <br /> to January 30, 1999. <br /> b. Automobile parking spaces shall be provided as follows: <br /> Religious Assembly: .33/seat X 300 seats = 100 <br /> Administrative Offices: 4/1,000 sq. ft. <br /> X 1,500 = 6 <br /> Community Assembly: .67/1,000 X 6,000 = 4 <br /> Parking for the physically handicapped shall be provided as specified in Section 9- <br /> 1015.10 of the Development Title. Bicycle parking is required as specified in Section 9- <br /> 1015.7 of the Development Title. Parking calculations shall be shown on the Site Plan. <br /> A total of 100 parking spaces are required for Phase 1. Six additional parking spaces are <br /> required for Phase 2. Four additional parking spaces are required for Phase 3. <br /> C. If the facility is to be used at night, parking lot lighting shall comply with the requirements <br /> of Section 1015.5(g) of the Development Title. <br /> Revised Conditions - 1 - UP-94-9 <br />
