d. The south end of the parking lot shall be screened from the adjacent mobile home park <br /> with a solid masonry wall six to seven feet in height, and a five-foot-wide planting strip <br /> shall be installed adjacent to the wall and the parking area. (Development Title Section <br /> 9-1020.6[e]) <br /> e. Access driveways shall have a width no less than 25 feet. (Development Title Section 9- <br /> 1015.5[h][1 1) <br /> f. The southern driveway shall intersect with Lower Sacramento Road at a 90 degree angle. <br /> g. The northern driveway shall intersect with Lower Sacramento Road at a 90 degree angle. <br /> An easement for access is required for the northern driveway. <br /> h. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust-free surface. (Development Title Section 9-1015) <br /> i. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1020.9[d] or Section 9-1022.4[e][31) <br /> j. All lighting shall be designed to direct rays to the premises. No spillover beyond the <br /> property line shall be permitted except onto public thoroughfares, provided, however, that <br /> such light shall not cause a hazard to motorists. <br /> k. The office building shall be set back a minimum of 30 feet from the Lower Sacramento <br /> Road right-of-way. (Development Title Section 9-610.4) <br /> I. All development shall comply with the "Trees' chapter of the Development Title. The <br /> existing oak trees located near Lower Sacramento Road shall be shown on the <br /> Improvement Plans. Provisions for satisfying the requirements of the"Trees"chapter shall <br /> be included with the Improvement Plan. (Development Title Section 9-1505) <br /> M. A landscaping plan prepared by a licensed landscape professional shall be submitted <br /> with the Site Plan. Landscaping shall comply with the requirements of Sections 9-1020.3, <br /> 9-1020.8(a), and 9-1020.6 of the Development Title. Areas which are not part of the <br /> project shall be barricaded from traffic. <br /> n. Submit a Site Plan prepared by a civil engineer showing drainage, driveway access <br /> details, on-site parking, existing and proposed utility services, signs, and grading. The <br /> drainage pattern and corresponding storm drain improvements shall be shown on the Site <br /> Plan. A plan check fee will be required. (Development Title Section 9-884) <br /> o. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (2) Provide restrooms conforming with all disabled access requirements.
