P. A grading plan shall be submitted by the applicant, and it shall be approved and a <br /> grading permit issued by the Building Inspection Division prior to any excavation or filling <br /> of earth material. <br /> q. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance (CCR, Title 24). Provide one van parking <br /> space. <br /> (2) Provide identification signs for the parking spaces, including the 'tow away' sign, <br /> at each entrance or visible from each space. (CCR, Title 24) <br /> (3) The slope of a parking space shall not exceed 1/4 inch per foot. (CCR, Title 24) <br /> (4) Provide passenger drop-offs and loading zones at the entrance to all buildings. <br /> (UBC 3108A) <br /> r. Buildings housing 300 or more occupants (A 2-1) shall be of one-hour construction. <br /> S. All exits shall be accessible to persons with disabilities. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> b. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to issuance of building permits. The fee currently is $966 per 1,000 <br /> gross square feet of building designated as Service Commercial in the Lodi area. The <br /> fee shall be automatically adjusted July 1 of each year by the Engineering Construction <br /> Cost Index as published by the Engineering News Record. A soil suitability study which indicates that the area is suitable for septic tank usage is <br /> required (Development Title Section 9-1105.2(d)). A nitrate loading study is required, and <br /> a review fee of$390.00 must be paid at the time of submittal to the Environmental Health <br /> Division. <br /> b. Submit an improvement plan to the San Joaquin County Planning Division for approval <br /> by the Environmental Health Division to show the sewage and well information required <br /> by the improvement plan (including a 100 percent expansion area). <br /> Revised Conditions - 3 - UP-94-9 <br />
