Conditions <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. <br /> This approval will expire 18 months from the date of approval unless (1) all Conditions of Approval <br /> have been complied with, (2) all necessary building permits have been secured and remain in force, <br /> and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval is for a 300-seat church, including a 6000-square-foot worship hall, a 6000- <br /> square-foot mufti-purpose building, and a 2500-square-foot office building, as depicted <br /> on the Site Plan submitted May 27, 1994. <br /> b. Automobile parking spaces shall be provided as follows: <br /> Religious Assembly: .33/seat X 300 seats = 100 <br /> Administrative Office: 4/1,000 sq. ft. <br /> X 2,500 sq. ft. = 10 <br /> Community Assembly: .67/1,000 sq. ft. X 6,000 = 4 <br /> Parking for the physically handicapped shall be provided as specified in Section 9- <br /> 1015.10 of the Development Title. Bicycle parking is required as specified in Section 9- <br /> 1015.7 of the Development Title. Parking calculations shall be shown on the Improvement <br /> Plans. <br /> C. If the facility is to be used at night, parking lot lighting shall comply with the requirements <br /> of Section 1015.5(g) of the Development Title. <br /> d. The south end of the parking lot Shall be screened from the adjacent mobile home park <br /> with a solid masonry wall six to seven feet in height, and a five-foot-wide planting strip <br /> shall be installed adjacent to the wall and the parking area. (Development Title Section <br /> 9-1020.6[e]) <br /> e. Access driveways shall have a width no less than 25 feet. (Development Title Section 9- <br /> 1015.5[h][1]) <br /> f. The southern driveway shall intersect with Lower Sacramento Road at a 90 degree angle. <br /> g. The northern driveway shall intersect with Lower Sacramento Road at a 90 degree angle. <br /> An easement for access is required for the northern driveway. <br /> h. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface.
