Recommendations <br /> Action <br /> It Is recommended that the Planning Commission: <br /> 1. Approve the Negative Declaration; and <br /> 2. Approve Minor Subdivision Application No. MS-94-10 subject to the Findings and Conditions <br /> of Approval contained In the staff report. <br /> Findings <br /> 1. The proposed subdivision is consistent with the General Plan, any applicable Master Plan, <br /> Specific Plan, and Special Purpose Plan, and any other applicable plan adopted by the County. <br /> • This Finding can be made because the proposed subdivision Is consistent with the <br /> General Plan and the Policies of the General Agriculture designation on the General <br /> Plan Map. There are no Spectflc or Special Purpose Plans on the subject parcel. <br /> 2. The design or improvement of the proposed subdivision is consistent with the General Plan and <br /> any applicable Specific Plan or Special Purpose Plan. <br /> This Finding can be made because all of the lots will have the minimum required <br /> frontage on County maintained roads and meet all minimum Improvement <br /> requirements of the General Plan as reflected In the tentative parcel map. <br /> 3. The site is physically suitable for the type of development proposed. <br /> This Finding can be made because all development requirements in the County's <br /> Development Title and all minimum County standards are met. The parcels are large <br /> enough to provide on-site services. <br /> 4. -he site is physically suitable for the proposed density of development. <br /> This Finding can be made because the subdivision of the 120-acre project site Into <br /> three parcels is within the maximum allowable density for areas designated General <br /> Agriculture by the General Plan. <br /> Neither the design of the subdivision nor any proposed improvements are likely to cause <br /> substantial environmental damage or substantially and avoidably injure fish or wildlife or their <br /> habitat. <br /> This Finding can be made because the Initial Study that was prepared for this project <br /> indicated that there will be no significant, adverse Impacts on the environment or <br /> upon threatened or endangered species. <br /> San Joaquin County MS-94-10/Steffani <br /> Community Development Page 6 <br />
