h. All parking spaces, driveways, and maneuvering areas shall be paved and permanently <br /> maintained to provide a durable, dust free surface. (Development Title Section 9-1015) <br /> i. Trash bins shall be kept in an enclosure with solid walls on three sides and gated on the <br /> fourth side. (Development Title Section 9-1020.9[d] or Section 9-1022.4[e][31) <br /> j. All lighting shall be designed to confine direct rays to the premises. No spillover beyond <br /> the property line shall be permitted except onto public thoroughfares, provided, however, <br /> that such light shall not cause a hazard to motorists. <br /> k. The office building shall be set back a minimum of 30 feet from the Lower Sacramento <br /> Road right-of-way. (Development Title Section 9-610.4) <br /> I. All development shall comply with the Trees' Chapter of the Development Ttle. The <br /> existing oak trees located near Lower Sacramento Road shall be shown on the <br /> Improvement Plans. Provisions for satisfying the requirements of the Trees'Chapter shall <br /> be included with the Improvement Plan. (Development Title Section 9-1505) <br /> M. A landscaping plan prepared by a licensed landscape professional shall be submitted <br /> with the Improvement Plan. Landscaping shall comply with the requirements of Sections <br /> 9-1020.3, 9-1020.8(a), and 9-1020.6 of the Development Title. Areas which are not part <br /> of the project shall be barricaded from traffic. <br /> n. Submit an Improvement Plan prepared by a civil engineer showing drainage, driveway <br /> access details, on-site parking, existing and proposed utility services, signs, and grading. <br /> The drainage pattern and corresponding storm drain improvements shall be shown on <br /> the Improvement Plan. A plan check fee will be required. (Development Title Section 9- <br /> 884) <br /> o. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> (1) The proposed building shall be provided with an automatic fire sprinkler system <br /> or divided into areas less than 6,000 square feet by area separation walls. <br /> (2) Provide restrooms conforming with all disabled access requirements (CCR, Title <br /> 24). <br /> P. A grading plan shall be submitted by the applicant, and it shall be approved and a <br /> grading permit issued by the Building Inspection Division prior to any excavation or filling <br /> of earth material. <br /> q. The Construction Site Plan shall indicate the following: <br /> (1) Provide parking for the physically disabled. The spaces shall be located as close <br /> as possible to the primary entrance (CCR, Title 24).
