Buildings housing 300 or more occupants (A 2-1) shall be of one hour construction. <br /> S. All exits shall be accessible to persons with disabilities. <br /> 2. DEPARTMENT OF PUBLIC WORKS: <br /> a. The driveway approach shall be improved in accordance with the requirements of San <br /> Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development <br /> Title Section 9-1145.5) <br /> b. An encroachment permit shall be required for work within the road right-of-way. <br /> (Development Title Section 9-1145.2) <br /> C. The Traffic Impact Mitigation Fee will be required for this development. The fee is due <br /> and payable prior to issuance of the building permit. The fee currently is $1,316 per <br /> 1,000 gross square feet of building designated as Service Commercial in the Lodi area. <br /> The fee shall be automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News Record. (Resolutions R- <br /> 90-304, R-91-1025, R-93-167, and R-94-179) <br /> 3. PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study which indicates that the area is suitable for septic tank usage is <br /> required (Development Title Section 9-1105.2(d)). A nitrate loading study is required, and <br /> a review fee of$390.00 must be paid at the time of submittal to the Environmental Health <br /> Division. <br /> b. Submit an improvement plan to the San Joaquin County Planning Division for approval <br /> by the Environmental Health Division to show the sewage and well information required <br /> by the improvement plan (including a 100 percent expansion area). <br /> C. State on revised plans or improvement plans the maximum number of employees the <br /> sewage disposal system is being designed for and that the leach field area will be <br /> barricaded so that it cannot be driven over, parked on, or used as a storage area. This <br /> leach field area must be used for that specific purpose only and cannot contain any <br /> underground utility lines. (Development Title Section 9-1110.4(c)(5). <br /> d. Construct an individual sewage disposal system under permit and inspection by the <br /> Environmental Health Division at the time of development. (Development Title Sections <br /> 9-1110.3 and 9-1110.4) <br /> e. The existing private water wells shall be tested for the chemical dibromochloropropane <br /> (DBCP) and nitrates prior to issuance of building permits.
