A landscaping plan prepared by a licensed landscape <br /> professional shall be submitted with the Improvement Plan. <br /> Landscaping shall comply with the requirements of Sections <br /> 9-1020. 3 , 9-1020. 8 (a) and 9-1020. 6 of the Development Title. <br /> Areas which are not part of the project shall be barricaded <br /> from traffic. <br /> o. Submit an Improvement Plan prepared by a civil engineer <br /> showing drainage, driveway access details, on-site parking, <br /> existing and proposed utility services, and grading. The <br /> drainage pattern and corresponding storm drain improvements <br /> shall be shown on the Improvement Plan. A plan check fee <br /> will be required. (Development Title Section 9-884) <br /> P. The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be <br /> incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> 1. The proposed building shall be provided with an <br /> automatic fire sprinkler system or divided into areas <br /> less than 6, 000 square feet by area separation walls. <br /> 2 . Provide restrooms conforming with all disabled access <br /> requirements (c.C.R. , Title 24) . <br /> q. A grading plan shall be submitted and approved and a grading <br /> permit issued by the Building Inspection Division prior to <br /> performing any excavation or filling of earth material. <br /> r. The Construction Site Plan shall indicate the following: <br /> 1. Provide parking for the physically disabled. The <br /> space(s) shall be located as close as possible to the <br /> primary entrance (C.C.R. , Title 24) . Provide one van <br /> parking space. <br /> 2 . Provide identification signs for the parking space (s) <br /> including the "tow away" sign at each entrance or <br /> visible from each space (C.C.R. , Title 24) . <br /> 3 . The slope of a parking space shall not exceed 1/4 inch <br /> per foot (C.C.R. , Title 24) . <br /> 4 . Provide passenger drop-off and loading zone at entrance <br /> to all buildings (U.B.C. 3108A) <br /> S. Building housing 300 or more occupants (A 2-1) shall be of <br /> one hour construction. <br />
