2.2 Proposed Development
A minor subdivision is proposed to divide the Site into nine new numbered
parcels and a designated remainder (Plate 3). Mr. McManis indicated that
vineyard will be planted on the Site. The bunkhouse, office, and large shop, as
well as the domestic welt irrigation wells on the south and east sides of
the Site, a planned for de in the near future, he said. A new shop
building wil construct_edrarrd-new domestic and irrigation wells will be drilled
in the area to the north of the current building cluster.
2.3 Topography
A recent U.S. Geological Survey 7.5-minute topographic map was obtained from
the San Joaquin County District Viewer. In the map, the Site is depicted as
vineyard and orchard located at approximately 45 to 50 feet above mean sea
level. A driveway is depicted leading onto the Site from Lower Sacramento
Road. Five structures are depicted on the Site. Surrounding properties are
shown to be primarily vineyards and orchards as well; a residential subdivision is
located southwest of the Site. The Mokelumne River is located approximately
one-third of a mile south of the Site. This map is included as Plate 4 in
Appendix 1.
3.0 HISTORICAL RESEARCH
3.1 Aerial Photographs
Live Oak reviewed aerial photographs of the Site provided by the San Joaquin
County Surveyor's Office in Stockton, California. The available photographs
were dated 1937, 1940, 1952, 1963, and 1975. Three additional photographs,
dated October 1998, March 2005, and December 2011, were obtained from the
San Joaquin County District Viewer. These photos are included as Appendix 3
of this report.
In the 1937 and 1940 photos, three or more structures (all now removed) can be
seen on the Site. A driveway leading onto the Site from Lower Sacramento Road
can be seen; a second driveway leads from Woodbridge Road to a house on the
parcel excluded from the current Site. The Site appears to be primarily vineyard,
with one area of orchard, and two small unplanted areas. The surrounding
properties are vineyards, orchards, and open land; rural residences can be seen
to the south, southeast, and northwest of the Site.
In the 1952 photo, an additional structure (the bunkhouse) can be seen on the
Site. The open areas on the Site appear to have been planted. No other
significant changes are apparent.
LOGE 1504 2
