COMMENTS ON DEVELOPMENTS FOR SU-93-2 <br /> RECOMMENDATIONS: <br /> 1. All improvements shall be in conformance with the Improvement <br /> Standards and Specifications of the County of San Joaquin. <br /> All improvement plans and specification shall include grading <br /> plan for each individual lot shall be included if applicable. <br /> These improvement Plans and specifications are subject to plan <br /> check, field inspection fees and must be approved by the <br /> County of San Joaquin Department of Public Works prior to <br /> approval of the Final Map. (Development Title Section 9-910 . 2) <br /> 2 . If improvements referred to herein are not completed prior to <br /> the approval of the Final Map, the subdivider shall execute <br /> an agreement with the County of San Joaquin insuring the <br /> completion of improvements within one (1) year after filing <br /> the Final Map. (Development Title Section 9-1100 . 3) <br /> 3 . Spiess Road shall be dedicated and improved to County <br /> Standards for a 50-foot right-of-way Rural Road. Silva Court <br /> shall be dedicated and improved to County Standards for a 50- <br /> foot right-of-way Rural Residential Road. Dedication of <br /> appropriate road returns (snipes) shall be required. <br /> (Development Title Section 9-857 . 4 ) <br /> 4 . Lower Sacramento Road shall be improved on the subdivided side <br /> to County standards for an 84-foot right-of-way Rural Arterial <br /> Road. (Development Title Section 9-857 . 4) <br /> 5 . A community detention pond/terminal drainage system shall be <br /> provided to meet the requirements of the County and to provide <br /> adequate drainage for the subdivision, and shall be kept <br /> separate from the existing drainage facilities (San Joaquin <br /> County drainage pond) . <br /> (Development Title Section 9-1135 . 2) <br /> 6 . Hydraulic analyses shall demonstrate through the use of <br /> hydrologic and hydraulic analysis used in the development of <br /> the Community Flood Insurance Studies, that all property, both <br /> downstream and up stream of the discharge, will not be subject <br /> to a higher flood level as a result of the proposed drainage <br /> (San Joaquin County Interim Flood Hazard Reduction Policy) . <br /> 7 . Street lighting shall be provided for the subdivision at all <br /> intersections and cul-de-sac. <br /> (Development Title Section 9-1150 . 11) <br /> S . The property shall annex to County Service Area 29 prior to <br /> approval of the Final Map to provide for the operation and <br /> maintenance of the street lighting and storm drainage <br /> facilities.
