Lot size - we wonder what enviromental impact 39 new wells, as <br /> prescribed by the application, will have on the ground water supply. There <br /> are currently 3 wells on the tract and with 42 parcels planned with only <br /> well water available will this create any long range problems? If the lot <br /> size was 5 acres there would be 17 parcels and a lot less demand on the <br /> ground water supply, <br /> 2. Access - Lower Sacramento Road is a very busy road. There are <br /> very few hours a day when traffic is not continuous. The speed limit on <br /> Lower Sacramento Road is not posted so most drivers average around 50 to <br /> 55 miles per hour. The access to the new subdivision appears initially to <br /> be from Lower Sacramento Road. A subdivision of the size indicated would <br /> increase traffic and with a 55 mph on a busy road the probability of an <br /> accident would increase substantially. <br /> 3. Drainage - There is no visable provision for drainage on the south <br /> side of the subdivision, or the north for that matter. When the Forest Lake <br /> subdivision was developed it was required that Gibralter put in a drainage <br /> pond and easements for water to flow from the east to the pond. The <br /> proposed subdivision does not have any visable easements so it would <br /> appear that they are intending to use those established for the Forest Lake <br /> subdivision, During the 1986 flooding the easements were filled to <br /> capacity and the drainage pond was full to overflowing, In addition to the <br /> existing easements not being adequate to handle the flow of additional <br />
