e. The Designated Remainder shall be accurately shown on the Final Map. <br /> f. The driveway serving the residence on Parcel 22 shall be relocated from Parcel 21 prior <br /> to approval of the Final Map for Phase One. The barn and shed on Parcel 23 shall be <br /> removed under a Demolition Permit from the Building Inspection Division prior to approval <br /> of the Final Map for Phase One. <br /> g. Speiss Road shall be installed prior to approval of the Final Map for Phase One. <br /> h. Existing structures located on new property lines or within required setbacks shall be <br /> removed or relocated under permit from the Building Inspection Division. (Development <br /> Title Section 9-310.5) <br /> i. Development on the Designated Remainder shall be consistent with the provisions of the <br /> Flood Hazards Chapter (9-1605) of the Development Title. <br /> j. The developer shall submit an acoustical study for review and approval by the <br /> Development Services Division prior to approval of the Final Map for Phase One. The <br /> study shall address noise impacts associated with Lower Sacramento Road and State <br /> Route 99. Required attenuation features shall be installed prior to approval of the Final <br /> Map for Phase One. (Development Title Section 9-1025.9) <br /> k. All development on the site shall comply with the "Trees" Division of the Development <br /> Title's Natural Resources Chapter. (Development Title Division 9-1505) <br /> 2. DEPARTMENT OF PUBLIC WORKS: (Staff Contact: Tom Iwamiya, 468-3023) <br /> a. All improvements shall be in conformance with the Improvement Standards and <br /> Specifications of the County of San Joaquin. All improvement plans and specifications <br /> shall include a grading plan for each individual lot, if applicable. These improvement <br /> plans and specifications are subject to a plan check and field inspection fees and must <br /> be approved by the Department of Public Works prior to approval of the Final Map. <br /> (Development Title Section 9-910.2) <br /> b. If improvements referred to herein are not completed prior to the approval of the Final <br /> Map, the subdivider shall execute an agreement with the County of San Joaquin to <br /> ensure the completion of improvements within one year after filing the Final Map. <br /> (Development Title Section 9-1100.3) <br /> C. Spiess Road shall be dedicated and improved to County standards for a 50-foot-wide <br /> right-of-way rural road. Silva Court shall be dedicated and improved to County standards <br /> for a 50-foot-wide right-of-way rural residential road. Dedication of appropriate road <br /> returns (snipes) shall be required. (Development Title Section 9-857.4) <br /> d. Lower Sacramento Road shall be improved on the subdivided side to County standards <br /> for an 84-foot-wide right-of-way rural arterial road. (Development Title Section 9-857.4) <br /> e. A community detention pond/terminal drainage system shall be provided to meet the <br /> requirements of the County and to provide adequate drainage for the subdivision, and <br /> the system shall be kept separate from the existing drainage facilities (San Joaquin <br /> County drainage pond).
