INTRODUCTION <br /> Our office has been retained by Monte K. Seibel, Land Surveyor <br /> _ to perform a soil suitability study for the Spiess Rancho proposed <br /> subdivision located at 26414 N Lower Sacramento Rd, Acampo, <br /> California (APN 005-030-03 & 005-090-59) . The purpose of this <br /> study is to determine the suitability of the property for septic <br /> tank usage in light of the proposed development. This study was <br /> performed according to the requirements of Section 9-1105 . 2 (d) of <br /> San Joaquin County Development Title. This report presents the <br /> results of our study. <br /> II . PROPOSED DEVELOPMENT <br /> The area where the property is located is currently zoned RR, <br /> for rural residential. The subject property consist two parcels <br /> that make up an odd triangular shaped 97 . 12 parcel located at 26414 <br /> N Lower Sacramento Rd. , Acampo, California. It is proposed to <br /> divide the property into 42, 2 acre parcels with a 6.5 acre <br /> designated remainder parcel (see the attached Parcel Map, Plate No. <br /> 1) . There will be an internal street and a cul-de-sac to provide <br /> access to the proposed lots. Proposed parcel 22 has an existing <br /> residence and a domestic water well. Proposed parcel 23 has an <br /> existing barn and a shed. Proposed parcels 17 & 42 each have an <br /> existing aggricultual water well. Other than those mentioned, <br /> there are no other structures on the property. Proposed parcels 1 <br /> thru 42 will each have a homesite on it. The proposed homesites <br /> on parcels 1, 2, 41, & 42 will be located along the state Highway <br /> 99 Frontage Rd. with an approximate 100 foot setback. All other <br /> _ proposed homesites will be located towards the front of the <br /> parcels, along the proposed internal streets, with an approximate <br /> 100 foot set back. <br />
