PA-0500467 OF ERNEST J. <br /> GUDEL (CIO DILLION & MURPHY) (APN: 005-030-08) (ADDRESS: <br /> 26618 LOWER SACRAMENTO ROAD, GALT) <br /> i <br /> The applicant has submitted the above referenced Major Subdivision application to <br /> subdivide a 39.21 acre parcel into thirty-four(34) lots consisting of thirty-three (33) one- <br /> acre residential lots with one parcel designated for a storm drainage pond. Twenty-nine <br /> (29) lots and the storm pond (Parcel A)will be built-in Phase One. The remaining lot <br /> encompassing the house and improvements will be subdivided into four(4) lots in Phase <br /> Two. The property is zoned R-R (Rural Residential) and has a General Plan designation <br /> of RIR (Rural Residential). <br /> The project site is located on the east side of North Lower Sacramento Road, 1,200 feet <br /> south of Liberty Road, north of Lodi. <br /> i The Community Development Department has reviewed the proposed Major Subdivision <br /> application and offers the following comments: <br /> Demolition of Existing Structures <br /> There appears to be an existing house, garage, sheds and barns on the project site. <br /> These buildings cross over the proposed new lot lines. A demolition permit must be <br /> issued for the existing structures prior to approval of the Final Map for Phase Two. <br /> Screening <br /> I The Department of Public Works is requiring, as a Condition of Approval, access rights <br /> to be dedicated and restricted for Lots 1, 31, and 33 along the frontage of Lower <br /> R Sacramento Road on the Final Map. Development Title Section 9-1150.10 requires, in <br /> all residential zones, that the developer shall provide a fence or wall outside of the right- <br /> of-way along any public roadway to which access is prohibited. As a result, a fence or <br /> wall shall be constructed along the western property line of Lots 1, 31, and 33. <br /> i <br /> i <br /> 1 <br />
