The <br /> property is zoned R-R (Rural Residential) and has a General Plan designation of RIR <br /> (Rural Residential). <br /> The project site is located on the east side of Lower Sacramento Road, 1,200 feet south <br /> of Liberty Road, north of Lodi, in the unincorporated rural community of Collierville. <br /> The Community Development Department has reviewed the proposed Major Subdivision <br /> pre-application and comments from other agencies and offers the following comments: <br /> I <br /> Demolition of Existing Structures <br /> There appears to be an existing house, garage, sheds and barns on the project site, ' <br /> 4 These buildings cross over the proposed new lot lines. These buildings must be <br /> depicted on the tentative map and a demolition permit must be obtained prior to the <br /> recordation of the Final Map, if the full application is filed and ultimately approved. <br /> Lot Size and Width <br /> Development Title Section 9-310.3[b] states that the size of individual lots may be <br /> II reduced to 75% of the minimum lot size required provided the following conditions are <br /> met: (1) The average lot area for all lots in this proposed subdivision must be equal or <br /> greater to the minimum lot area required and; (2) Individual lots are not less than 5,000 <br /> square feet in area. The minimum lot size in the Rural Residential zone is one (1) acre <br /> (Development Title Table 9-310.3). Without public water and storm drainage services, <br /> the lot minimum is <br /> two (2) acres (Development Title Section 9-1105.2[d](6)).
