of individual lots may be reduced to 70% of the minimum lot width (105 feet) provided <br /> that the following conditions are met: (1)The average lot width for all lots in this <br /> proposed subdivision must be equal to or greater than the minimum lot width required <br /> which is 150 feet and (2) Individual corner lots must not have a width less than 50 feet <br /> (Development Title Section 9-310.4[a]). The lot width must be clearly labeled on the <br /> tentative map. <br /> Services <br /> • Sewer-Pursuant to Development Title Section 9-1105.2(d)[6], areas zoned Rural <br /> Residential with parcels one (1) acre or more in size will be considered suitable <br /> for septic tank usage if served by public water and storm drainage. The <br /> proposed subdivision will have public drainage, public water and on-site septic i <br /> tanks. <br /> + Storm Drainage Development Title Section 9-1135.4(a) require subdivisions in <br /> rural communities to discharge into a terminal drain or agency retention basin <br /> where permitted by Master Plan or Special Purpose Plan. Lot A of the proposed <br /> subdivision will be dedicated to the County as a retention pond extending CSA <br /> 29 to serve the proposed project. The Department of Public Works will <br /> determine if the size of the retention pond is adequate to serve the proposed <br /> project. <br /> + Water-Development Title Section 9-1120.4(b) states that rural community <br /> subdivisions with less than two (2) acres shall be served by public water. <br /> According to the Department of Public Works there is no public water system <br /> available. The Environmental Health Department may review the suitability of <br /> the area for well and septic tank usage if the proposed lots contain at least two <br /> acres (Development Title Section 9-1105.2(d)[6] and Section 9-1120.4(a)). <br /> Next Step <br /> When the applicant is ready to submit the full application, it will be necessary to do the <br /> following: ' <br /> • Submit the remaining portion of the Major Subdivision application fee. <br /> + Submit seven copies of the tentative map (18" X 26") and two reduced copies (8 <br /> %X 11). <br /> • Submit seven copies of the application. <br /> • Submit a Soil Suitability Study prepared to the specifications of the <br /> Environmental Health Department, if applicable. <br /> • Submit a Surface & Subsurface Contamination Report to the Environmental <br /> Health Department and submit a copy of the verification form to the Community <br /> Development Department showing the study has been accepted by EHD. <br /> • Submit a Geotechnical Report. <br /> • Submit will-serve letters from the appropriate entities providing for public <br /> services. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of I <br /> General Plan consistency, zoning consistency, public improvement requirements, <br /> preliminary design constraints and opportunities, and major environmental and safety <br /> issues.
