Lower Sacramento Rd., Galt <br /> The same conditions apply as those in our prior memorandum dated September 13, 2006 <br /> A. A qualified environmental professional shall prepare a surface and subsurface contamination <br /> report, identifying any potential source of surface or subsurface contamination caused by past or <br /> current land uses. The report shall include evaluation of non-point source of hazardous materials, <br /> including agricultural chemical residues, as well as potential point sources, such as fuel storage <br /> tanks, septic systems, or chemical storage areas. If the report indicates there is contamination, <br /> corrective action shall be taken, as recommended in the report and concurred with by <br /> Environmental Health prior to the submittal of tentative map (San Joaquin County Development <br /> Title, Section 9-905.12(a)(c)) <br /> NOTE: A Surface/Subsurface Contamination Report dated April 2006 and addendum dated <br /> May 2006, were reviews by the Environmental Health Department. An additional addendum <br /> addressing outstanding issues shall be submitted to and approved by the Environmental <br /> Health Department before the report can be given final approval. <br /> B. Environmental Health Department requires a Soil Suitability/Nitrate Loading Study indicating that <br /> the area is suitable for septic tank usage. This must be performed prior to recordation of the <br /> parcel/final map (San Joaquin Counter Development Title, Section 9-1105.2(d)). A Nitrate Loading <br /> Study is required, and a review fee of $650.00 must be paid at time of submittal to Environmental <br /> Health Department. <br /> The sewage disposal system shall comply with the on site sewage standards of San Joaquin <br /> County prior to approval. A percolation test that meets absorption rates of the manual of septic <br /> tank practice or E.P.A. Design Manual for onsite wastewater treatment and disposal system is <br /> required for each parcel. A permit fee of $130.00 per percolation hole is required. <br /> NOTE: If percolation tests fail, then additional percolation tests are to be conducted in <br /> areas of proposed engineer-designed septic systems. All percolation tests are to be a <br /> minimum of 100-feet away from wetland boundary. Prior to approval of percolation tests, a <br /> Parcel Map shall be submitted to the Environmental Health Department with dimensions of <br /> Septage area required by percolation tests under the San Joaquin County Sewage <br /> Standards, Section 10.3.4. <br />
