MULLER RD <br /> STOCKTON, CALIFORNIA <br /> MS 92-202/MS 92-203 <br /> OUR JOB NUMBER: S98102 <br /> I INTRODUCTION <br /> Our office has been retained by Quartaroli & Associates to perform a soil suitability study <br /> for the properties located on Muller Rd., Stockton, California. The purpose of this study is to <br /> determine the suitability of the properties for septic tank usage in light of the proposed parcel <br /> splits. This study was performed according to the requirements of Section 9-1105.2(d) of San <br /> Joaquin County Development Title. This report presents the results of our study. <br /> II PROPOSED DEVELOPMENT <br /> The subject property contains two parcels consisting of 244 acres (Parcel-1) and 182 <br /> acres (Parcel-2). It is proposed to split Parcel-1 and Parcel-2 into 6 lots and 4 lots, respectively. <br /> The resulting lots are geometric in shape. Parcel-1 consists of 2 lots on the north side of Muller <br /> Rd. with the remaining located on the south side. Parcel-2 is just to the east of Parcel-1. Parcel- <br /> 2 will be split into four lots in an L shaped form. There are three existing homes sites on the two <br /> subject properties. The first is located on the southeast corner of Parcel-2. It consists of a house <br /> with two shop buildings in the rear. The second and third home sites are located in the middle of <br /> Parcel-1, on the south side of Muller Rd. The east home site has a house and a shop building <br /> west of the house. The west home site has a house with a barn and garage located adjacent and <br /> behind the house, respectively. The two home sites are divided by a canal that runs in a north - <br /> south direction. <br />
