CONDITIONS OF APPROVAL MS-95-1 Rudy Mussi Unless otherwise specif led, all Conditions of Approval shall be complied with prior to the approval of the Parcel Map. This approval will expire three years from the date of approval unless (1) all Conditions of Approval have been complied with and (2) a Parcel Map has been filed with and accepted by the Surveyor's Office. Those Conditions followed by a Section Number or other Statutory Requirement are based on Ordinance requirements. Ordinance requirements cannot be modified. 1. COMMUNITY DEVELOPMENT DEPARTMENT: (Staff Contact: Steve St.Sure, 468-3228) a. Parcel 1 shall have a minimum width of 150 feet. (Development Title Section 9-610.4) b. Parcel 1 shall be between two (2) net acres and five (5) gross acres in size. (Development Title Section 9-610.3[al) C. A Note shall be placed on the Parcel Map and a Notice of Minor Subdivision Restriction shall be recorded concurrently with the Parcel Map to the effect that the homesite is restricted from transfer until April 3, 2005, and the property shown on the Parcel Map is restricted from further subdivision, for homesite purposes, by Section 9-610.3 of the San Joaquin County Ordinance. d. The following note shall be placed on the Parcel Map and also recorded as a separate instrument: • In accordance with Section 9-610.3 of the San Joaquin County Development Title for the creation of homesite parcels, these parcels cannot be further subdivided. 2.
