(DISTRICT 3) . <br /> APPLICANT: Rudi Mussi APN: 161-120-15 <br /> INFORMATION: <br /> The site is located within a Federal Flood Insurance Administration <br /> Designated Flood Hazard Area. The 100-year Flood Elevation will be <br /> approximately seven feet NGVD. In addition, the existing San Joaquin <br /> County and City of Stockton Flood Insurance Studies, which delineates <br /> flood risks, floodplains, and floodway areas, are currently being <br /> reevaluated. The reevaluation is being conducted by the Federal <br /> Emergency Management Agency, Region IX, Building 105, Presidio of <br /> San Francisco, California 94219, telephone (415) 923-7186 . The <br /> reevaluation may delineate additional flood risks . The official <br /> flood maps are available for review at the Department of Public Works, <br /> 1810 East Hazelton Avenue, Stockton. These flood maps will be updated <br /> when the reevaluation process is completed. <br /> Muller Road has an existing right-of-way width of 66 feet and a <br /> planned right-of-way width of 66 feet . <br /> RECOMMENDATIONS : <br /> 1 . A Parcel Map is required. (Development Title Section 9-915 . 2) <br /> 2 . Remainder shall be designated as "Designated Remainder" on Parcel <br /> Map . (Subdivision Map Act Section 66445) <br /> 3 . The Traffic Impact Mitigation Fee will be required when parcels <br /> are developed. The fee is due and payable at the time of <br /> building permit application. (The fee currently is $1, 651 per <br /> single-family dwelling unit in the Delta area. The fee shall be <br /> automatically adjusted July 1 of each year by the Engineering <br /> Construction Cost Index as published by the Engineering News <br /> Record. ) <br /> (Resolutions R-90-304 , R-91-1025 , R-93-167 and R-94-179) <br /> 4 .
