CONDITIONS OF APPROVAL <br /> SA-92-52 <br /> MICHAEL H. PYLE <br /> Unlessx �otherwiseE specified, the approved use shall not be <br /> established"nor -building permits issued until the applicant has <br /> fulfilled all Conditions of Approval. <br /> This approval will expire eighteen (18) months from the effective <br /> datd' '_bf' the, approval unless (1) all Conditions of Approval have <br /> been compliedwith, (2) all necessary permits have been secured and <br /> remain in force, and (3) all necessary permits from other agencies <br /> have been secured and remain in force. <br /> 1. DEVELOPMENT SERVICES DIVISION: <br /> a. All proposed signs shall be shown on the improvement plan <br /> and shall meet the requirements of the Development Title. <br /> b. Five (5) parking spaces are required including one space <br /> meeting handicapped parking requirements, and one space <br /> for the resident of the caretaker mobilehome. The space <br /> for handicapped parking shown on the site plan submitted <br /> September 23 , 1992 shall be relocated and/or reoriented <br /> so that a vehicle exiting the parking space does not have <br /> to back into traffic on Munford Avenue. <br /> C. Trash bins shall be kept within an enclosure with solid <br /> walls on three sides and gated on the fourth side. <br /> (Development Title Section 1020. 9{d}) <br /> d. Solid masonry walls (7) seven to (8) eight feet in height <br /> and approximately 240 feet in length shall be erected <br /> along the west property line, from the front yard setback <br /> (30 feet) to the end of the project. (Development Title <br /> Section 9-1020. 9{c}) <br /> e. Items stored within 100 feet of Munford Avenue shall not <br /> be stacked higher than eight (8) feet. (Development <br /> Title Section 9-1020.9{c}) <br /> f. All storage parking stalls shall be delineated with <br /> paint. one-way isles shall be a minimum of 16 feet wide. <br /> Two--way isles shall be a minimum of 25 feet wide. <br /> g. All areas within the project that are not surfaced or <br /> used for buildings shall be landscaped. Landscaping <br /> shall be shown on the Improvement Plan and shall meet the <br /> landscaping regulations of the Development Title. <br /> (Development Title Section 9-1020. 9{a}) <br />
