necessary to protect adjacent structures or properties. <br /> (2) A minimum of twenty-three (23) automobile parking spaces shall be provided, <br /> including one (1)van accessible space. Parking is based on 12,800 square feet of <br /> warehouse area, 3,200 square feet of manufacturing area, and twenty (20) <br /> employees as per the information provided in the application. Parking standards <br /> are as follows: warehousing is 1 space/2,000 square feet, general industrial is 2 <br /> spaces/1,000 square feet and 1 space/2 employees. (Development Title Section 9- <br /> 1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty(20)feet long. (Development Title Section 9-1015.5[b]) <br /> (4) All parking stalls and directional arrows must be delineated with paint. <br /> (Development Title Section 9-1015.5[d]) <br /> (5) One bicycle parking rack or storage device is required for every 20 parking spaces. <br /> (Development Title Section 9-1015.7) <br /> h. ACCESS AND CIRCULATION: The following requirements apply and shall be shown on <br /> the Site Plan: <br /> (1) Access driveways shall have a width of no less than twenty-five (25) feet for two- <br /> way aisles and sixteen (16) feet for one-way aisles. (Development Title Section 9- <br /> 1015.5[h]) <br /> i. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. <br /> (2) Areas of the property which are not part of the project shall be barricaded from <br /> traffic and kept mowed and dust free. <br /> (3) All areas requiring landscaping shall conform to Section 9-1020 of the Development <br /> Title. The parking area shall be provided with a minimum of five percent (5%) of <br /> landscaping within the perimeter of the parking area, not including landscaping <br /> along the street frontage. Five (5) trees shall be planted and evenly spaced <br /> throughout the parking lot. (Development Title Section 9-1020.5) <br /> (4) Parking areas abutting a residential zone, an area shown on the General Plan for <br /> residential use, or an existing residential use, shall be screened with a solid <br /> masonry wall six (6) to seven (7) feet in height along the abutting property line, and <br /> a five (5) foot planting strip shall be installed adjacent to the wall and the parking <br /> area. <br /> (5) Landscape pians shall be submitted with the Site Plans. <br /> SCREENING: Screening shall be provided and comply with the following: <br /> (1) A solid masonry wall six (6) to eight (8) feet in height shall be erected along the <br /> southern property line.
