Recommendations
Action
It is recommended that the Planning Commission deny the Revisions of Approved Actions application for
approved Site Approval No. SA-97-60 based upon the inability to make Findings 1 and 5 contained in the
staff report.
Findings
1. The proposed use is consistent with the goals, policies, standards, and maps of the General
Plan, any applicable Master Plan, Specific Plan, and Special Purpose Plan, and any other
applicable plan adopted by the County.
• This finding cannot be made because omitting the requirement for a solid
masonry wall is inconsistent with Development Title Section 9-1022.4[e][1]).
2. Adequate utilities, roadway improvements, sanitation, water supply, drainage, and other
necessary facilities have been provided, and the proposed improvements are properly related to
existing and proposed roadways.
• This finding can be made because the site already contains a well, septic system,
and drainage facilities.
3. The site is physically suitable for the type of development and for the intensity of development.
• This finding can be made because the plan shows that there is sufficient area to
accommodate provisions of the Development Title.
4. Issuance of the permit will not be significantly detrimental to the public health, safety, or welfare
or be injurious to the property or improvements of adjacent properties.
• This finding can be made because an Initial Study prepared for this project found
no potentially significant environmental impacts.
5. The use is compatible with adjoining land uses.
• This finding cannot be made because development of the site with industrial uses
that are not properly screened consistent with County Ordinance will be
incompatible with adjacent residential land uses.
San Joaquin County SA-97-60\Lomeli
Community Development Page 6
